About the Role

We are seeking a strategic and operationally minded professional to lead and optimize the financing process across private credit investments with a primary focus on commercial real estate debt.  The ideal candidate should have experience across a variety of structures including, but not limited to, warehouse / repo facilities, loan on loan, senior / mezzanine structures as well as experience in sourcing leverage facilities.   This role will serve as a lead for financing outreach, relationship management, and compliance coordination, working closely with PMs, Fund Administration, Legal, and Asset Servicing teams.


RESPONSIBILITIES
Responsibilities for this position will include the following:

Financing Process Management

  • Collaborate with the private credit, including commercial real estate and growth lending, investment teams and stay abreast of potential / evolving investments with active attendance at pipeline and investment committee meetings to grasp critical details of such transactions;

  • Organize and track communications with potential financing relationships to manage transaction-specific questions;

  • Strong execution and project management skills are required; The ideal candidate will possess a sense of urgency, strong work ethic, and be highly organized with an ability to multi-task across multiple active projects;

  • Organize the financing outreach processes and due diligence for real estate loans, real estate credit financings, subscription lines, and other structured real estate products;

  • Distinguish between light transitional and complex financing scenarios, ensuring appropriate engagement of Capital Solutions and investment teams;

  • Negotiate repo, warehouse, subscription and other credit lines;

  • Lead bespoke loan-on-loan terms, structuring and negotiation for asset-by-asset financing; and

  • Oversee iterative quoting processes based on deal confidence levels.

Compliance & Post-Close Oversight

  • Work with Fund Services to develop and maintain detailed tracking for each transaction and / or facility to monitor obligations to lenders; and

  • Coordinate with Legal and Asset Servicing on post-close compliance.

Operational Excellence

  • Recommend and implement staffing consistency for Capital Solutions, including dedicated resources and trained backups;

  • Develop and maintain a robust covenant tracking and lender notification process;

  • Support the Product team in designing process forms and investor communications for complex funding scenarios; and

  • Join client/investor servicing meetings to provide market updates on financing markets as well as report on liquidity management.

Relationship Management

  • Participate actively in team pipeline meetings and maintain ongoing, informal awareness of emerging real estate transactions to gain insight into nuanced investment theses and key considerations, enabling effective articulation of each investment’s credit, business plan and underwriting considerations;

  • Serve as a primary point of contact, ensuring clear, timely, and detailed communication with internal stakeholders and external partners throughout the financing process;

  • Build and maintain strong relationships with key constituents, including lenders, existing limited partners, prospective clients, senior management, and the investment committee, to facilitate seamless transaction execution;

  • Partner closely with investment teams to streamline workflows, maximize transaction efficiency, and eliminate redundancies across deal processes; and 

  • Proactively cultivate market relationships and continuously seek out market intelligence to enhance and differentiate Wellington’s financing capabilities, leveraging the firm’s Enterprise Relationship Management (ERM) and Capital Markets Groups.

QUALIFICATIONS

  • 7-10+ years of experience in capital markets, structured finance, or treasury operations;

  • Proven ability to manage complex financing workflows and cross-functional teams;

  • Strong understanding of fund administration, legal compliance, and investor communications;

  • Excellent organizational and relationship management skills;

  • Critical thinker with proven negotiation skills;

  • Proven success as a dynamic, commercially minded professional who thrives in an entrepreneurial environment and is motivated by the opportunity to help build innovative credit strategies within a leading, large-scale asset management firm;

  • Strong verbal and written communication skills; the ideal candidate will have a personable and engaging approach, and be well-suited for an outward-facing role that involves frequent interaction with both existing and prospective lenders, as well as clients;

  • Strong execution and project management skills, sense of urgency, strong work ethic, and highly organized with an ability to multi-task across multiple active projects; and

  • Strong academic credentials: an undergraduate degree in finance, economics or accounting is preferred.

The base salary range for this position is:

USD 100,000 - 225,000

This range takes into account the wide range of factors that are considered when making compensation decisions, including but not limited to skill sets; role; skills and experience; certifications; and education. This range is an estimate, and further details on salary and total compensation aspects will be shared with candidates during the recruitment process.   

 

Base salary is only one component of Wellington’s total compensation approach. Other rewards may include a discretionary Corporate Bonus and/ or Incentives, if eligible.
