Position Description: The Maintenance Technician is responsible for the general maintenance of Wesley Community Center, Workforce Development Building, Reba Veal Henderson Food Co-op, and its vehicles and other equipment. This employee, with the cleaning company, is also responsible for the general cleanliness, inside and outdoors, of the facilities. Additional responsibilities include assisting with the arranging and moving furniture. The employee will be expected to manage routine and reoccurring duties on a daily, weekly, monthly, quarterly or annual basis. The employee must be able to recognize emergency or other urgent situations and adjust priorities as needed. This employee must have a strong awareness of safety and security policies in general and Wesley’s safety and security policies and procedures specifically. He or she may be required to serve on a safety committee and attend safety meetings. Employee will work closely with the Senior Director of Administration. 

Essential Functions: 

 

Maintenance - Buildings

  • Monitors buildings with daily walk-throughs and reports any maintenance needs to supervisor.
  • Maintains quality of air, cooling and heating in the buildings and perform routine service on the HVAC and other equipment, including checking of chemical levels as needed.
  • Performs routine and emergency electrical and plumbing jobs as needed, within parameters of licenses and job description.
  • Makes routine repairs as needed, including stopping water leaks and repairing areas damaged by water.
  • Creates and follows a list of routine maintenance tasks to be completed in timely manner.
  • Complete maintenance requests and work orders submitted by staff.

 

Maintenance - Vehicles

  • Maintains all vehicle registrations and maintenance paperwork.
  • Ensures that routine maintenance, such as oil changes, tune-ups, tire inspections, tire rotation and so on, are performed on vehicles.
  • Helps keeps vehicles clean.

 

Custodial Duties

  • With landscaping company, maintains the grounds at Wesley Community Center, Kurtz Recreational Building, Workforce Development Building and Reba Veal Henderson Food Co-Op Building.
  • Wesley contracts with a cleaning company that provides service every weekday. However, the Maintenance Technician will be called on if there are emergency cleaning projects that are needed during a time when the cleaning company is not available.
  • Manages trash and recycling receptacles, ensuring that they are put out on time and brought in for weekly pick-up.
  • Replaces light bulbs.
  • Moves, repairs and assembles miscellaneous office equipment and furniture when needed.
  • Sets up and tears down tables, chairs and equipment for meetings and other activities when needed. 
  • Removal of graffiti on exterior walls, sidewalks and other areas

 

Safety and Security

  • Ensures the buildings are secured at all times.
  • Routinely closes up the buildings, parking lots and locks perimeter gates according to procedures.
  • May have to rekey building, offices, file cabinets and desks.
  • With the Senior Director of Administration, keeps extra keys in a safe and secure manner.
  • Personal safety -- performs all duties in safe manner, following recommended procedures.

 

Other Duties

  • Uses Wesley Community Center-owned vehicles to run errands and make deliveries.
  • Other duties and special projects as assigned.

 

Skills, Abilities, Knowledge (including tools and technology): Minimum 3-5 years’ experience. Effectively and efficiently uses a variety of hand and power tools; operates appropriate lifts as needed to perform duties of the job; reads blueprints; performs a variety of physical labor including, but not limited to: climbing ladders, bending, kneeling, reaching, and standing for long periods of time; able to lift and carry boxes, tools, equipment and materials; reviews and identifies projects needed to be services by outside contractors; follow oral and/or written instructions; communicates effectively in both oral and written form; maintain work logs and service requests; establish and maintain cooperative and effective working relationships with those contacted in the course of work assignments. 

 

Identifies projects requiring the services of a higher skilled crafts person; assists in obtaining quotes and arranging for services of outside vendors as directed; completes service requests and updates work logs for specific site requirements; opens and closes school campuses and other site buildings; activates and deactivates building alarms; as part of the site support team, assists with special projects periodically as directed; maintains clean, safe, and orderly work sites.

 

Able to work under wet and/or humid conditions, work near moving mechanical parts, work in high precarious places. Work is performed typically standing and walking; however, bending, stooping, reaching, sitting, and climbing stairs are frequently used also. Carries equipment, tables, chairs and other objects weighing up to fifty (50) pounds without assistance. Uses dollies, back braces, safety goggles and other safety equipment.

 

Licenses: Valid Texas Driver’s License and, per Board of Directors requirement, automobile insurance. 

 

Education & Experience: High school diploma or general education degree (GED); three to five years of related experience; or equivalent combination of education and experience. HVAC certification preferred but not required. 

Physical/Work Requirements: While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to sit; use hands to finger, handle, or feel and reach with hands and arms. The employee is occasionally required to stand; walk; climb or balance and stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus.
