Haynes Development is seeking an experienced superintendent of property management for multi-family sector.   This position would have responsibility for 166 luxury apartments and growing at Quarry Walk in Oxford.   This award winning development requires a knowledgeable superintendent to insure pristine property both internal and external.       


Key Responsibilities:

1. Maintenance & Repairs

  • Supervise and perform routine maintenance, inspections, and repairs of HVAC, plumbing, electrical, elevators, and life safety systems.
  • Coordinate with licensed vendors and contractors for specialized repairs or capital projects.
  • Respond promptly to work orders, emergencies, and service requests.
  • Ensure building systems are operating within local codes, manufacturer specs, and luxury service standards.

2. Staff Management

  • Supervise and schedule maintenance and janitorial staff.
  • Provide hands-on training and oversight to ensure high standards of cleanliness, professionalism, and maintenance.
  • Conduct regular performance evaluations and recommend development opportunities.

3. Resident Relations

  • Maintain a professional and courteous demeanor with residents.
  • Respond to resident concerns and maintenance issues promptly and effectively.
  • Participate in community engagement initiatives and resident events when appropriate.

4. Property & Grounds

  • Conduct daily inspections of the property, common areas, amenities, and grounds.
  • Ensure all areas are clean, well-maintained, and in compliance with safety and aesthetic standards.
  • Oversee snow removal, landscaping, pest control, and seasonal maintenance as needed.

5. Safety & Compliance

  • Maintain building security systems, fire safety equipment, and emergency procedures.
  • Ensure compliance with all local building codes, fire safety laws, and environmental regulations.
  • Maintain accurate maintenance logs and inspection records.

6. Budget & Inventory Management

  • Assist in developing and managing the maintenance budget.
  • Monitor inventory of supplies, tools, and equipment; reorder as necessary.
  • Recommend capital improvements and monitor related project timelines and costs.

Qualifications:

  • Minimum 5 years of experience in multi-family sector property maintenance; luxury property experience strongly preferred.
  • Proven supervisory experience managing a maintenance team.
  • Strong knowledge of building systems including HVAC, electrical, plumbing, and mechanical systems.
  • Familiarity with CT and local housing/building codes and regulations.
  • Excellent communication, organization, and customer service skills.
  • Ability to respond to after-hours emergencies (on-call availability required).
  • High school diploma or equivalent required; technical training or certifications a plus.
  • Command of AppFolio a plus.   

 

Working Conditions:

  • Must be able to lift 50 lbs. and perform physical activities such as climbing ladders and handling tools.
  • On-call availability for emergency maintenance.
