Health Benefits: 100% employer contribution towards employee and family premiums District: Award-winning schools Community: World-famous attractions BASIC FUNCTION Under the general direction of an Administrator, and Operations Supervisor; plans, organizes, supervises and participates in the custodial and building maintenance activities of a district school plant(s); inspects facilities and consults with maintenance personnel and District administrators to coordinate and prioritize work projects; trains, supervises and evaluates the performance of assigned staff; and performs other related duties. DISTINGUISHING CHARACTERISTICS: The Plant Manager is responsible to the site administrator for cleaning, operation and security of assigned plant(s). The Plant Manager Classification level is determined by the custodial/athletic facility daily labor allotment in accordance with the formula set forth below. The Plant Manager II level, spends more time in planning, scheduling, and supervising, and less time in participating in custodial work.

Position Duties

MINIMUM QUALIFICATIONS Any combination of experience, education and training that would likely provide the required knowledge and abilities is qualifying. A typical combination would be the following: EDUCATION: Graduation from high school, preferably supplemented by additional courses in personnel management, supervision, or related subjects. EXPERIENCE: Four years custodial experience including one year of supervisory experience. LICENSES AND OTHER REQUIREMENTS: Possession of a valid, appropriate California Driver's License at time of appointment, and throughout employment in a position in this classification; evidence of adequate insurance for motor vehicle which meets the California legal liability insurance requirement and continual insurance coverage throughout employment. Conditions of Employment/Physical Requirements: Successful completion of a pre-employment physical examination. KNOWLEDGE, SKILLS, AND ABILITIES KNOWLEDGE OF: Proper cleaning methods, operation and use of hand and power tools, equipment and supplies used in custodial, general maintenance and grounds keeping work for a district school plant; Appropriate safety precautions and procedures. Requirements of maintaining district school plant in a safe, clean, orderly condition, and in good repair. Principles and practices of supervision, training and providing work direction; Record-keeping techniques. Basic Math Inventory methods and proper methods of storing equipment, materials and supplies; Proper lifting techniques. Computer skills and software applications used by District; Interpersonal skills using tact, patience and courtesy; Customer Service Skills: Advanced oral and written communication skills. ABILITY TO: Plan, organize, supervise, and coordinate personnel, communications, projects, and daily custodial and athletic functions to assure district school plant is maintained in a clean, orderly, safe, sanitary and secure condition; Perform minor non-technical repairs and heavy physical labor; Prioritize, meet schedules and time lines, and schedule work. Apply knowledge and explain work schedules, procedures and use of equipment and supplies used in athletic and custodial work; Build and lead a high performance team in custodial and athletic facility functions; Work independently with little direction. Establish and maintain cooperative and positive working relationships with others; Use, store and maintain cleaning materials, equipment and methods according to pre-determined standards; Properly estimate materials and labor costs and order the quantity of required custodial supplies, and equipment; Assure the security of facilities, cleaning supplies, materials, and equipment during assigned shift; Inspect observe and report maintenance and repair needs in custodial and athletic work and fire, safety and health hazards; Maintain detailed records and prepare reports. Make basic mathematical calculations; Understand, and follow, and communicate effectively both orally and in writing. Observe legal and defensive driving practices. COMPETENCIES: Teamwork Planning/Organizing Handling Stress Attention to Detail Customer Focus PHYSICAL DEMANDS Employees in this classification walk, stand, and sit for long periods of time, lift up to 50lbs. unassisted, over 50 lbs. with assistance, crawl, carry, push, pull stoop, use both hands simultaneously, kneel, or bend and use fingers, wrists or hands repetitively, climb stairs, may reach overhead, pull hand over hand, have rapid mental/muscular coordination, use both arms and legs simultaneously (not walking), speak clearly, hear normal voice conversation, have depth perception, operate motorized vehicle equipment, drive a vehicle, and use a computer and telephone. WORK ENVIRONMENT Employees in this classification work both inside and outside using machinery with moving parts; employees may work in direct contact with the public, students and other District staff, in temperature changes cold below 50º or in heat over 90º; in heights, in damp or wet areas, wear gloves, hearing protection and work around loud noises, may be subjected to negative interpersonal situations, exposure to minor contagious illnesses (colds, flu, etc.), with chemicals, hands in water, with high volume of work and tight deadlines, with continuously changing priorities and interruptions, may work alone without guidance from supervisor, and may work over 40 hours a week, and/or a flexible schedule which may include evenings, weekends and/or holidays.

Minimum Qualifications

GENERAL ESSENTIAL DUTIES SUPERVISORY AND ADMINISTRATIVE FUNCTIONS: Supervises, organizes, coordinates and plans the day-to-day cleaning and custodial and athletic facility functions at a district school plant to assure effective work flow and facility operations; trains, evaluates and supervises employees assigned to custodial and athletic facility duties; develops, prepares, reviews, prioritizes and assigns work schedules and duties to assigned staff to assure proper completion of work; recommends disciplinary or other action as necessary; and reviews and approves time sheets of assigned staff; confers with school administrators regarding custodial, special and athletic event and minor maintenance projects at an assigned district school plant; assists faculty, staff and students with custodial and athletic issues, student activities, and events to coordinate duties and assignments; conducts inspections of custodial work, equipment, and maintenance of district school plant buildings and athletic facilities to assure work is completed accurately and in compliance with established standards; prepares and maintains records, files, logs, and reports related to payroll, inventory, supplies, work requests, work performed, vandalism and safety issues; emails requests for custodial/athletic facility substitutes and completes personnel requisitions for custodial vacancies as needed; determines, verifies, requests, receives and distributes custodial equipment, materials and supplies for operation of the site; maintains security of buildings and assigned areas by locking and unlocking rooms, doors, and gates; monitors and turns intrusion alarms and clocks on and off as appropriate according to established guidelines; reports safety, sanitation, and fire hazard conditions of the facility, incomplete work or maintenance needs, and suspicious or unauthorized individuals on campus to appropriate authorities. PLANT OPERATION FUNCTIONS: Serves as a team leader, coordinates custodial and athletic facility team operations including cleaning up debris, and graffiti from walls and walkways; sweeping, mopping, scrubbing, waxes, and polishing floors in classrooms, offices, workshops and other work areas; vacuuming, spot cleaning and shampooing rugs and carpets in classrooms, offices, workshops and other athletic facility areas; makes minor, non-technical repairs, such as repairing chairs and desks; prepares classrooms, multipurpose rooms and other facilities for special and athletic events; arranges, moves, sets up and strikes set-ups of chairs and tables as required; oversees and trains employees in the operation of various equipment including power sweepers, high-pressure sprayer, steam cleaner, buffer, polisher, power blower, floor stripper and a hand truck to transport items; and performs related duties as assigned. The classification specification does not describe all duties performed by all incumbents within the class. This summary provides examples of typical tasks performed in this classification.

RECRUITMENT TYPE: OPEN - Anyone may apply CERTIFICATION TYPE: OPEN & PROMOTIONAL LISTS - Qualified candidates, or Eligibles, who pass all testing stages will be placed onto one of two eligibility lists. Current employees will receive additional preference points based on longevity before being placed on a Promotional List while external candidates will be placed on an Open List. The top 3 ranks of Eligibles from the Promotional List will be certified for a hiring interview. When fewer than 3 ranks exist on the Promotional List, additional ranks of Eligibles will be certified from the Open list in rank order. APPLICATION PROCESS All applications must be submitted online. SCREENING PROCESS The screening process for this position, which may be subject to modification, will include some form of a(n): application screening, initial qualifications screening, documentation/certification screening, and supplemental application screening. EXAMINATION PROCESS The examination may consist of any combination of a(n): training and experience (T&E) evaluation, written knowledge test, hands on/performance test, structured panel interview, situational judgement interview, or other type of exam of fitness for duty. All parts of the examination process are job related. A passing score must be attained on each portion of the exam to advance to the next stage and ultimate placement on an eligibility list. EXAM PROTESTS Protest of any part of the exam process must be in writing and submitted to the Personnel Director no later than five (5) working days from the date you participated in the exam. Any protest must include rationale to support the protest and shall include supporting documentation or references. Protests must be based on illegal discrimination, abuse of discretion, or procedure/process error. Protests should NOT be based on receiving unexpected results. ESTABLISHMENT OF ELIGIBILITY Candidates who are successful in all screening and testing stages will be placed on an eligibility list. The eligibility list created from this recruitment will expire after six (6) months, and may possibly be extended for one (1) year. Candidates on the expired eligibility list are no longer considered for positions within the class. Eligibility lists may be extended beyond one year or expire sooner than one year. Eligibility lists may be merged, in which case candidate ranks may change. SELECTION PROCESS Candidates on the eligibility list will be called in rank order to participate in final selection interviews with the hiring manager until three ranks of candidates have accepted the invitation to interview. Ranks may include ties so more than three candidates may be called to interview for one vacancy. Please note that candidates will be removed from the eligibility list for declining the invitation to interview more than three (3) times. OFFERS OF EMPLOYMENT Official offers of employment are ONLY made by the Anaheim Union High School District Human Resources, Classified Office. ADVANCED STEP PLACEMENT All new regular classified employees shall be paid in accordance with the salary range established for the class to which assigned. Initial placement will normally be the first step of the salary range. However, a new employee may receive advanced step placement with an approval from Human Resources. Requests for advanced step must be submitted in writing to the Human Resources office before the employee's first day of work. Approval will be based on the following criteria: A) Additional qualifying experience beyond that required for entry into the class. B) Additional education at the college level when related to the position, beyond the established educational requirements for entry into the class. C) Evidence of currently receiving a salary greater than the first step of the salary for the classification.
