Caldwell University invites applications for an Associate Vice President for Facilities and Campus Operations. The AVP is a strategic leader responsible for the efficient and effective management of the university's physical infrastructure and safety operations. Reporting directly to the President, the AVP will oversee critical functions that support the university's mission and enhance the campus environment. This role requires a hands-on leader with strong technical knowledge, proven project management expertise, and a commitment to operational excellence. Job duties include, but are not limited to:
Strategic Leadership & Supervision:
Directly supervise the Director of Campus Safety and Security and the Facilities Director, providing leadership, guidance, and performance management.
Indirectly oversee the respective staff within Campus Safety and Security and Facilities, fostering a collaborative and high-performing environment.
Develop and implement departmental goals and objectives aligned with institutional priorities.
Capital Projects & Planning:
Serve as the university's principal liaison for all capital projects, from conception through completion.
Develop and manage a strategic 5-year capital plan and budget, with a focus on proactive measures to minimize deferred maintenance.
Ensure projects are executed on time, within budget, and to specified quality standards.
Collaborate with internal stakeholders and external partners (architects, contractors, engineers) to achieve project success.
Facilities Management & Technical Expertise:
Provide expert oversight and guidance on all aspects of facilities management, including maintenance, repairs, and infrastructure planning.
Demonstrate strong knowledge of mechanical systems (HVAC, plumbing, electrical) and construction trades.
Ensure compliance with all relevant building codes, safety regulations, and environmental standards.
Procurement & Financial Management:
Lead the competitive procurement of goods and services related to facilities, construction, and campus operations.
Negotiate contracts with vendors and service providers to ensure favorable terms and value.
Manage departmental budgets effectively, identifying opportunities for cost savings and operational efficiencies.
Minimum Qualifications
Bachelor's degree in Engineering, Construction Management, Business Administration, or a related field. Minimum of 10 years of progressively responsible experience in facilities management, operations, or project management, with a significant portion (typically 3-5+ years) in a supervisory or management capacity. Proven experience in the development, implementation, and management of multi-year strategic capital plans and budgets, specifically addressing deferred maintenance. Demonstrated expertise in the construction trades, including but not limited to plumbing, electrical, and HVAC systems. Proven experience in competitive procurement, contract negotiation, and vendor management. Strong project management skills with a track record of successfully delivering complex capital projects.
Preferred Qualifications
Master's degree in a relevant field. Experience working in a university or higher education setting, particularly within an environment of limited resources. Demonstrated success in managing budgets and optimizing resource allocation. Relevant professional certifications such as Certified Facility Manager (CFM), Project Management Professional (PMP), or Certified Safety Professional (CSP).
