SUMMARY DESCRIPTION
Under direction, to lead, oversee, and participate in the more complex and difficult work of staff responsible for performing a variety of skilled and semi-skilled work in the repair, maintenance and remodeling of buildings, furnishings and equipment; operates maintenance and construction tools and equipment; and to perform a variety of technical tasks relative to assigned areas of responsibility.
Distinguishing Characteristics
This is the advanced journey level class within the Building Maintenance Worker series. Incumbents perform the full range of duties as assigned. Positions at this level are distinguished from other classes within the series by the level of responsibility assumed and the complexity of duties assigned. Employees perform the most difficult and responsible types of duties assigned to classes within this series including the repair and maintenance of building-related facilities. Employees at this level are required to be fully trained in all procedures related to assigned area of responsibility.

Position Duties
REPRESENTATIVE DUTIES
The following duties are typical for this classification. Incumbents may not perform all of the listed duties and/or may be required to perform additional or different duties from those set forth below to address business needs and changing business practices.
- Lead, plan, train, review, and participate in the work of staff responsible for performing a variety of skilled and semi-skilled building maintenance duties involved in the repair and maintenance of City buildings, facilities, and grounds; including building maintenance tasks involving furniture, equipment, carpentry, plumbing, heating, electrical, and mechanical work.
- Participate in the selection of staff; train assigned employees in their areas of work including a variety of safety, maintenance, and repair methods, procedures, and techniques.
- Assist with the development and control of the budget; estimate time, materials, and equipment required for special projects and requisition materials as required.
- Perform daily inspection and preventative maintenance of City buildings, facilities, and equipment; including field inspections to determine annual preventive maintenance program for City-owned facilities.
- Assist supervisor in scheduling work and assignments related to facility maintenance, including custodial duties; provide decision-making continuity during the Supervisor's absence.
- Maintain records of maintenance and repairs of City facilities and buildings; compile and set prioritization of work orders; prepare requisitions and purchase materials and supplies, as required.
- Perform a variety of rough carpentry work including hanging doors, repairing windows, furniture, roofs, walls and ceilings.
- Perform general maintenance duties inside and outside of buildings; repair locks, patch roofs and replace linoleum, acoustical and floor tiles; paint inside and outside of buildings using roll, brush, or spray; remove graffiti; install door locks; install doors and windows; repair appliances; and move furniture.
- Perform remodeling of buildings, facilities, and structures according to industry standards and codes, including painting, framing, and installing sheet rock, doors, ceilings and installation of plumbing and electrical systems.
- Assist in troubleshooting various electrical problems involving electrical lines, switches, controls and motors; perform minor electrical work such as replacing switches, sockets, cords, wall plugs, bulbs, lamps, fuses, and related equipment using a variety of materials, tools, supplies, and equipment.
- Install, repair, maintain or replace a variety of plumbing fixtures and fittings including broken or leaky faucets, pipes, toilets, sinks, and drains; maintain and repair water, sewer, and irrigation lines and clean outs.
- Assist in the operation, adjustment, and repair of air conditioning and heating units and components; perform routine preventive maintenance on mechanical, air conditioning, and heating equipment such as greasing, oiling, and replacing worn or defective parts; operate and make minor repairs to air handling units, electronic and motorized doors, boilers, pumps, and fans.
- Fabricate equipment using welding, cutting torch, band saw, and drill press to repair, replace or install new or vandalized structures.
- Operate, maintain, and resolve more complex problems relating to the Energy Management System for the heating, ventilation, and air conditioning (HVAC) system on buildings, the facility key system, and security system.
- Perform and maintain pest control in City buildings and facilities.
- Maintain and operate a variety of power and hand tools, equipment, and vehicles in a safe and efficient manner.
- Perform emergency repairs as necessary; respond to emergency calls at irregular hours.
- Investigate public complaints and recommend corrective action.
- Perform related duties as required.
Minimum Qualifications
QUALIFICATIONS

Knowledge of:
Operations, services and activities of a building maintenance program.
Methods, techniques and procedures of performing semi-skilled and skilled building maintenance work including carpentry, plumbing, masonry, painting, plumbing, electrical, and other associated maintenance trades.
High voltage electrical systems and HVAC systems.
Operational characteristics of building maintenance tools, materials, and equipment.
Basic mathematical principles.
Occupational hazards and standard safety practices.
Project planning and completion.
Office procedures, methods, and equipment including computers and applicable software applications.
Principles of training and supervision of subordinate staff.

Education and Experience Guidelines - Any combination of education and experience that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:
Education/Training:
Equivalent to the completion of the twelfth grade.
Experience:
Five years of responsible building and facility maintenance, repair, and construction experience equivalent to that of a Building Maintenance Worker II with the City of Merced. HVAC maintenance experience is desirable.
License or Certificate:
Possession of an appropriate California Driver's License.
