Responsibilities:

As an Apprentice Engineer with Hines, you will assist in the operation and maintenance of various building systems and equipment of each property and become knowledgeable about engineering field responsibilities. You'll uphold Hines' quality standards and property operating objectives while prioritizing the delivery of exceptional client experience. At Hines, delivering exceptional client experience means combining a hospitality culture with real estate knowledge to create spaces where people feel valued, connected, and inspired.  Responsibilities include, but are not limited to:

 

  • Support engineering staff in the delivery of Hines' Hospitality Standards, ensuring a best-in-class, client-centric experience across the property.
  • Provide a timely and hospitable response to all inquiries and property work orders.
  • Assist with performing preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, cooling towers, fans, air compressors and air handling units.
  • Maintain operation logs and files, as appropriate, covering central plant operations, life safety systems, water treatment records, and other equipment or operation inspection logs specific to the property.
  • Adjust and modify HVAC and related equipment as necessary to uphold established operating criteria within the parameters defined by the Supervisor.
  • Conduct general repairs, maintenance, and replacements of building components including, but not limited to, building fixtures and appliances, plumbing, and electrical systems.
  • Participate and learn all current Hines and property emergency procedures. Develop knowledge and proficiency in utilizing fire alarm and life safety systems at the designated property.
  • Engage in required training activities and seminars including safety training. Adhere to all Hines policies and procedures and perform all duties in a safe manner.
  • Maintain cleanliness of the equipment rooms, shop and property.
  • Perform other duties as assigned.
Qualifications:

Minimum Requirements include:

 

  • High school diploma or equivalent from an accredited institution.
  • 1 year of related experience preferred.
  • Related trade certifications preferred.

  • High degree of emotional intelligence with ability maintain composure and professionalism at all times.

  • Solution-oriented with strong analytical skills and ability to think creatively.

  • Demonstrate aptitude for mechanical systems, as well as computer-controlled equipment.

  • Ability to understand and communicate effectively in English, both verbally and written.

  • Ability to read and understand a variety of instructions, including equipment instruction manuals furnished in written, oral, or schedule form.

  • Knowledge and proper use of basic hand tools (i.e., socket sets, wrenches, pliers, screwdrivers, etc.) and power tools (drills, saws, impact drivers, etc.).

  • Understand and demonstrate strict adherence to all relevant safety policies, practices, and procedures of Hines and of the assigned property.

  • Ability to develop computer skills to effectively administer and implement changing requirements within the engineering programs.

  • Work approximately 90% of the time indoors and 10% of the time outdoors.
  • Ability to travel between floors and buildings including frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead indoors and outdoors with varying temperature ranges from 0 - 100+.
  • Work in confined spaces and at heights with A-Frame and extension ladders from 5ft to 16ft, following all OSHA guidelines and safety precautions.
  • Must be able to move, lift, carry, push, pull, and place objects more than 25lbs. without assistance.
  • Use olfactory, auditory, and visual senses; specific vision abilities include close vision, distance vision, color vision and depth perception.
  • Must be able to stand for an extended period, at a minimum of 8 hours.
  • Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.
  • Work overtime as business needs deem appropriate
