The Engineer 3 is the highest-level non-licensed maintenance position, responsible for independently managing complex maintenance, repair, and project tasks throughout the hotel property. This role demonstrates advanced technical proficiency in one or more specialized trades (e.g., HVAC, Plumbing, Carpentry, Electrical) and serves as a technical resource and mentor for other engineering staff. The Engineer 3 plays a critical role in ensuring the efficient operation, safety, and optimal condition of all hotel systems and equipment.
Essential Functions:
- Independently diagnose and resolve highly complex maintenance and repair issues, often requiring specialized knowledge in their area(s) of expertise.
- Lead and execute preventative maintenance programs for critical hotel systems and equipment, ensuring optimal performance and longevity.
- Possess in-depth knowledge and expertise in one or more of the following trades:
- HVAC: Advanced troubleshooting and repair of HVAC systems, including chillers, boilers, air handling units, and controls. May include refrigerant handling and EPA certification (if applicable).
- Plumbing: Advanced troubleshooting and repair of water systems, drainage systems, fixtures, and potentially water treatment systems. May include knowledge of local plumbing codes.
- Carpentry: Advanced skills in structural repairs, finish carpentry, cabinet making, door and window installation, and other related tasks.
- Electrical: Advanced troubleshooting and repair of electrical systems, including power distribution, lighting systems, motor controls, and low-voltage systems. May include knowledge of local electrical codes.
- Conduct comprehensive inspections of hotel facilities and equipment, identifying and proactively addressing potential issues, recommending solutions, and ensuring compliance with safety standards.
- Respond to and manage complex guest requests and maintenance work orders, ensuring timely resolution and exceeding guest expectations.
- Develop and maintain detailed records of maintenance activities, repairs, inspections, and system performance.
- Oversee and ensure the proper maintenance and organization of the engineering workshop, storage areas, and specialized tools and equipment.
- Operate and maintain all assigned tools and equipment safely and proficiently, including specialized equipment related to their trade.
- Lead and assist with the setup and breakdown of complex meeting room and event setups, including advanced troubleshooting of AV and lighting systems.
- Provide technical guidance, training, and mentorship to Engineer 1 and Engineer 2 staff, fostering their skill development.
- Communicate effectively and professionally with guests, colleagues, supervisors, external contractors, and vendors.
- Manage and oversee minor to moderate renovation and project work, including planning, scheduling, and ensuring quality workmanship.
- Assist in the development of specifications for new equipment and participate in the vendor selection process.
- Ensure strict adherence to all safety procedures, regulations, and hotel standards, and actively promote a culture of safety within the department.
- May be responsible for managing specific maintenance contracts or vendor relationships.
Other Tasks:
- Assist with complex groundskeeping and landscaping tasks, including troubleshooting irrigation systems and operating specialized equipment.
- Manage and coordinate snow removal and ice control efforts, operating relevant equipment and ensuring safety.
- Manage inventory of specialized maintenance supplies and equipment, ensuring adequate stock levels.
- Obtain and evaluate bids from external contractors for specialized repairs or projects.
- Participate in the development and implementation of energy conservation initiatives.
- Conduct safety audits and recommend corrective actions.
- Perform other duties as assigned by the Chief Engineer or Engineering Supervisor.

Physical Requirements:
- Ability to stand, walk, bend, stoop, lift, and carry heavy objects (up to 100 pounds or more with assistance).

- Mastery of manual dexterity and hand-eye coordination to operate a wide range of complex and specialized tools and equipment.
- Ability to climb ladders, scaffolding, and work at elevated heights safely and proficiently.
Education and Experience:
- High school diploma or equivalent required; advanced vocational training, certifications, or licenses in a relevant trade (e.g., HVAC, Plumbing, Electrical) are highly preferred.
- Minimum of 5+ years of progressive experience in hotel maintenance or a related field, with a strong focus in their area(s) of specialization.
- Demonstrated mastery of advanced troubleshooting and repair techniques in their primary trade(s).
- Proven experience in leading minor to moderate maintenance and renovation projects.
- Strong knowledge of relevant codes, regulations, and safety standards within their area(s) of expertise.
