TITLE: Capital Project Manager
REPORTS TO: Senior Capital Project Manager
SCHEDULE: Full-time, 12-months/year, 40 hours/week, Monday – Friday, 7:00am-4:00pm. Schedule may vary according to departmental and Academy needs.

Position Purpose
To advance the mission of Facilities Management ~ providing safe and efficient support to the Academy ~ by effectively managing capital construction and renovation projects and the related processes. This position is responsible for management and oversight of designated projects throughout the lifecycle of construction projects from bidding to closeout.
Job Responsibilities
- Assists in development of project plans, schedules, and budgets and coordinates contractors, suppliers, and internal teams.
- Provides project status updates to Senior Capital Project Manager, Director of Facilities Management, and relevant stake holders.
- Provides effective management and coordination of assigned capital projects to ensure that standards of quality, budget, and schedule constraints are met in a professional manner.
- Acting as the Academy’s representative in the design and construction of new construction and renovation projects and provides project management of all phases of the building process including permitting, design, construction, furniture procurement, and occupancy.
- Serves as the primary point of contact and acts as liaison between architects, engineers, contractors, town and state agencies, faculty and staff during the construction project lifecycle. Communicate with contractors to ensure timely installation of services.
- Observe and monitor the progress and quality of projects under construction and use independent critical analysis in the review of contractor schedules by observing field conditions, progress of work against the project schedule, tracking milestones, and contractor activities. Report status updates and issues to campus end users.
- Participates in Owner, Architect/Engineer, Contractor meetings for capital projects, serving as Owner’s representative.
- Monitor and review contractor quality control and construction safety programs and conduct quality assurance surveillance of contractor work to ensure that materials and methods comply with contract documents.
- Coordinates and schedules the interface of contract work with other departments.
- Assesses current cost information, tracks project budgets, and requests and reviews project cost estimates and invoices. Processes timely payments and change order requests. Maintains an Owner record or log of change order events.
- Identifies and implements creative solutions to problems to stay within budget and time restrictions.
- Coordinates obtaining and managing project close out documents including punch lists, certificates of substantial completion, record drawings and submittals, warranties, and final payments.
- Assists in planning, scope development, standards setting, and cost estimating for future capital projects.
- Providing facility information for architects, engineers, contractors and department personnel on an independent and responsible basis.
- Responding to urgent needs for contractual support in assigned building system areas.
- Performs other duties as assigned.

- General knowledge of basic building codes, construction processes, and terminology required.
- Must have general knowledge of all phases of building construction, methods, tools, and equipment of the trade.

- Must be familiar with the project objectives, as well as the role and function of each project team member to effectively assist in coordinating tasks and scheduling. The team typically consists of Facilities Management Team members, or contracted design and engineering consultants, or Construction Managers and contractors.

- Familiarity with project management tools (e.g., Procore, Excel).
- Willingness and ability to learn additional applications as needed.
- High degree of organizational skills with the ability to be flexible and multi-task with accuracy.
- Ability to follow verbal and written directions, maintain a professional demeanor and restraint at all times, including stressful situations.

Position Requirements
Education
- Bachelor’s degree in engineering, architecture, business administration, or building construction/construction management is required.
Experience
- 5 years’ experience managing construction projects is required.
- Experience working with adolescents in an educational setting preferred.
- Experience in an institutional or campus setting
- Valid driver’s license required.
Physical Requirements
- Physical demands are in excess of those for sedentary work and will require the ability to remain standing for extended periods of time, go up and down flights of steps, lift and push heavy objects as well as stoop, squat, bend, kneel, crouch, and lift.
- May require working off scaffolding, staging, bucket trucks, lifts, and ladders.
- Ability to lift and transport a minimum of 25lbs without assistance.
- Ability to work in confined areas and areas subject to extreme heat and cold temperatures.
- Ability to wear safety equipment required for exposure to construction site operations.
- Ability to withstand exposure to inclement weather (rain, snow, sleet, freezing temperatures, etc.).
Additional Requirements
- Successfully complete a criminal background check (reviewed every 5 years).
- Clean Driving record (reviewed annually).
- *Essential personnel are required to report to or remain at work if instructed directly by designated personnel during emergency events or inclement weather.
