The Asset Manager will report to the Director of Asset Management and will be responsible for providing and monitoring leasing trends. This person will also analyze financial statements to support decision making and reporting within the portfolio. They will be responsible for supporting the management of the overall long-term profit and loss and value creation of portfolio and for creating and managing the implementation of the business plans.
Essential Job Functions
- Review property financials and leasing trends on a weekly basis and deliver data to management.
- Assist in the development of the annual business plan to maximize asset values within the portfolio
- Assist in setting and monitoring monthly and annual financial goals for the portfolio
- Provide oversight and implementation of the annual business plan and budget through review of monthly and quarterly property level financial statements and key performance metrics.
- Through internal and competitor reach search and analysis, manage cross-functional activities to implement a strategy focused on generating, maintaining, and increasing revenue
- Work with acquisitions and finance to complete due diligence on purchase and sale and financing transactions
- Assist CEO and Director of Acquisitions with all levels of investor communications, including quarterly investor calls
- Develop annual cash flow projections and reforecasts to understand cash needs and available cash
- Monitor renovation projects, including initial budgets, spend and assist with forecasts to provide executive reporting
- Prepare narratives, financial statements, and key financial metrics for investor reporting.
- Conduct weekly calls with 3rd party property managers. Provide feedback and suggestions.
- Other duties as assigned.
Required Education and Experience
- 5 – 7+ years of experience in real estate, finance, or multi-family asset management.
- Bachelor's degree required with preference in real estate, business, or finance
- Knowledge and experience with property management, multifamily acquisitions, value-add business model and lease-up requirements
- Advanced Microsoft Excel skills.
- Ability to read and comprehend legal documents.
- Ability to work independently and within a team
- Ability to work within a fast-paced, collaborative, and entrepreneurial environment
- Ability to effectively communicate complex issues both verbally and in writing to the executive team
- Ability to travel as needed
- Yardi experience is a plus
