Summary:


The Construction and Real Estate Asset Manager is responsible for construction management of ground up builds, acquired properties, renovation and large facilities capital projects.  Also, responsible for real estate asset management. Directly collaborates in budget preparation for all applicable projects. In collaboration with internal and external partners execute on the facilities implementation strategy for construction, remodeling, space planning and real estate projects.  Responsible for ensuring compliance with building codes, regulations and safety compliance standards.

Essential Functions:

  • Manage construction, renovation, and facility capital project execution for all bank owned properties. Acting as the point of contact for all vendors associated with construction and/or renovation projects.
  • Act as owners on site representative.
  • Participates in walkthroughs, punch list and project closeouts.
  • Capital project field coordinator.
  • Oversees quality assurance.
  • Manages construction and real estate documents.
  • At times partner with, the Facilities Segment Leader on Facilities Strategy and task execution.
  • Collaborate and strategize with senior facilities manager, stakeholders and applicable internal process leaders on building plans.
  • Takes direction from the Senior Facilities Manager on all strategic plan goals and initiatives as it relates to the real estate asset and construction strategy. Execute on key strategic initiatives and provide continuous and timely progress reports in alignment with outlined project timelines. Ensure that all strategic plan goals and objectives are effectively cascaded to appropriate members of the Facilities segment.
  • Responsible for construction, remodeling and space planning projects. Work with the Senior Facilities Manager and bank management to develop efficient use of space and expansion needs.
  • Assist the Senior Facilities manager with the acquisition, divestiture, leasing, and negotiations for real estate, consistent with bank policies and applicable zoning and building code compliance standards.
  • Collaborate with the Senior Facilities manager and the COO to prepare a budget for renovation, expansion or construction projects.
  • Represent the bank’s best interests with external community development initiatives that may directly or indirectly impact the bank to include attending public meetings, engaging with local authorities and internal counsel.
  • Oversee Bank OREO facilities management strategy inclusive of formulating a workout plan to sell OREO properties.
  • Acts as a landlord for any properties in which the bank retains tenant/landlord relationship.
  • Partner with the Facilities Segment Leader on contractor and vendor communications to ensure effective, clear and timely information.
  • Manage the budget and change order and financial data tracking associated with all construction and renovation projects.
  • Oversee monitoring of project milestones and providing reporting on a regular cadence of project status, milestones, barriers and traction against budget.

Required Education and Experience:

  • Bachelor’s degree in Facilities Maintenance, Construction Management or related field or equivalent experience
  • 4-6 years of relevant experience  
  • Project management capabilities with applicable software experience
  • Ability to solve complex problems

Supervisory Requirements:

  • No supervisory responsibilities.

Work Environment:

This job is regularly performed in a combination of office, maintenance, outside and construction environments.

Position Type and Expected Hours of Work:

 

This is a full-time position. Days and hours of work are Monday through Friday, 8:00 a.m. to 5 p.m. Flexibility of schedule to meet business needs is required.

Travel:

 

Travel between ENB facilities is required for this position.
