SUMMARY

 

Assists Maintenance personnel with day-to-day activities by performing the following duties.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

· Ensures quality of facility meets all standards.

  • Assists in repairing and maintaining physical structure of establishment.
  • Assists in replacing damaged ceiling tile, floor tile and wall coverings.
  • Assists in installing items such as window shades, venetian blinds, rods wall fans and door locks.
  • Assists in patching and painting walls.
  • Load, unload and assist in changing HVAC filters.
  • Assist in keeping HVAC equipment clean and dust free.
  • Assure roof cleanliness by keeping roof swept and gutters and drains clear.
  • Assist in moving lumber and materials as needed.
  • Clean up construction debris.
  • Assist in lifting, storing and hanging heavy objects and materials including doors, cabinets, sheet rock and ceiling tiles.
  • Change light bulbs and tubes.
  • Delivers and picks up parts, equipment and supplies from storage vendors.
  • All other duties as assigned.

 

SUPERVISORY RESPONSIBILITIES

As directed by Facilities Manager, supervises employees in the Facilities Department. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring and training employees; planning, assigning and directing work; appraising performance, rewarding and disciplining employees, addressing complaints and resolving problems.

 

QUALIFICATIONS

  • Should have good communication and public relation skills.
  • Should have technical knowledge of building system and equipment.
  • Familiar with building and building equipment preventative maintenance procedures.
  • Should be able to provide materials and labor cost related to specific maintenance jobs.
  • Should be knowledgeable in safety procedures related to all work performed.
  • Should be proficient in plan reading and be able to interpret manufacturer’s literature and manuals as they pertain to the building systems.

 

EDUCATION AND EXPERIENCE

High School diploma or GED and 8 or more years supervisory experience in a maintenance, project management, cost control and specialization in one of the following fields: carpentry, drywall, painting, plumbing or electrical or an equivalent combination of education and experience. Previous experience in supervising construction projects. Experience in working with plumbing, electrical and HVAC systems highly desired.

 

LANGUAGE SKILLS

Ability to read and comprehend simple instructions, short correspondence and memos. Ability to effectively present information in 0ne-on-one and small group situations to customers, clients and other employees of the organization.

 

MATHEMATICAL SKILLS

Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.  Ability to apply concepts of basic algebra and geometry.

 

REASONING ABILITY  

Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

 

CERTIFICATES, LICENSES, REGISTRATIONS

Gaming license issued by the Tribal Gaming Agency.

While performing the duties of this job, the employee is frequently exposed to hot conditions, toxic or caustic chemicals, outside weather conditions, moving mechanical parts, tobacco smoke, fumes and airborne particles. The noise level in the work environment is usually moderate.
