Job Summary:
The Area Sales Manager is responsible for, but not limited to, the development and execution of competitive sales strategy at the community level, hiring, training, and motivating Sales Counselors and Sales Assistants. This position requires strong leadership skills to ensure performance, productivity, and profitability goals set are attained or exceeded within each community.
Duties/Responsibilities:
Supervise all Sales Professionals in designated area.
Develops and implements strategic sales plans per community in order to achieve or exceed the forecast objectives specific to sales, closings and overhead spend
Actively monitors sales personnel and engages future candidates in developing new hire bench strength
Interviews, hires, trains and develops sales employees to produce best in class sales team
Ensures job expectations and monthly performance goals are clearly understood and adhered to by each community sales team
Evaluates each member of the sales team as they comply with company policies and procedures, maintain the sales office/model home, interact with prospective homebuyers, homeowners and Realtors, describe the unique customer value proposition and identify areas for improvement where coaching is appropriate
Proactively monitor and engage poor performers to develop weaker areas and if necessary, coach people out when performance does not improve
Coaches’ sales employees via instruction, role playing and interactive discussion on the sales process (welcome and rapport, discovery, demonstration, overcoming objections, closing and follow-up)
Recognize and reward top performers inspiring them to excel
Leverage strengths to promote positivity and encourage constructive behaviors
Work collaboratively with sales team to develop and maintain lead generation activities (Business outreach, Realtor relationships and referral relationships with our homeowners)
Visit competitor communities to gather market data and intelligence (price, standard features and options, home site release and lot premiums, sales pace, incentives, etc.) to ensure we are positioned to achieve our forecast goals and that the team clearly understands our position
Oversee community presentation both onsite (including maintenance items such as signage) and our virtual store front (MLS and Community website)
Manage homes in backlog with regard to loan status, contract accuracy and closing dates
Assist in evaluating existing product line and development of new product lines, as needed
Manage components of the sales overhead budget, as needed
Co-leads sales rallies and formalized trainings, as needed
Required Skills/Abilities:

Excellent time management skills, detail-orientation and ability to multi-task and prioritize work.
Strong decision-making and problem-solving skills, along with advanced conflict resolution skills.
Effective communication and interpersonal skills and proficient in English. Must be able to articulate needs and convey information verbally and in writing effectively with employees, customers, supervisors, and co-workers throughout the organization.
Knowledge of management methods and sound employee relations techniques with an ability to connect to staff, troubleshoot problems and help teams collaborate, as necessary.

Physical Requirements/Working Conditions:
Availability be on-call to address emergencies before or after working hours as needed
Prolonged periods of sitting at a desk or working on a computer
Must be able to traverse and inspect all areas of home site and home in all types of weather; this may include walking, climbing, reaching, bending, crawling or stretching
Must be able to lift up to 10 pounds at a time
