The position is full-time (Monday thru Friday from 8:00am to 5:00pm with occasional weekends) with competitive pay and excellent benefits. 


SUMMARY DESCRIPTION: 

Under general direction of Board of Directors and Community Manager, organizes, monitors, and supervises facility maintenance operations; performs a variety of technical tasks related to facility maintenance; delegates and oversees work of maintenance staff and maintains inventory of tools and supplies. The Supervisor is responsible for tracking repairs that may affect the budget.


JOB DUTIES:

The following duties are typical. Staff may not perform all the listed duties and/or may be required to perform additional or different duties from those set forth below to address business needs and changing business practices. 

1. Plan, prioritize, assign, supervise, review, and participate in the work of staff responsible for facility maintenance. 

2. Establish schedules and methods for providing facility maintenance services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly. 

3. Monitor and control supplies and equipment; Provide Community Manager with list of supplies and tools to be ordered as necessary. 

4. Develop and organize preventative maintenance and safety inspection programs for facilities and equipment. 

5. Coordinate construction projects, remodels, and other special projects. 

6. Perform the more technical and complex tasks of the work unit. 

7. Maintain awareness of trends and developments in the field of facility maintenance; incorporate new developments as appropriate into programs. 

8. Coordinate with vendors as a liaison for the association.

9. Participate in the facility maintenance budget by submitting recommendations; monitoring expenditures; and submitting justifications for equipment.

10. Oversee upkeep of the community’s facilities, including.

1. Painting as needed 

2. Pressure Washing 

3. Cleaning of Common Reas and Club house/ pool area 

4. Trash Removal 

5. Cleaning A/C drains and dryer vents 

6. Drywall repair 

7. Other duties as assigned

Requirements

Minimum Qualifications — Education, Training, and Experience Guidelines:

1. High school diploma or equivalent; relevant certifications or trade qualifications preferred.

2. Strong leadership and team management skills.

3. Knowledge of landscaping, irrigation, building systems, and general property maintenance.

4. Familiarity with budgeting and cost control principles.

5. Excellent communication and interpersonal skills.

6. Ability to prioritize and manage multiple tasks efficiently.

7. Knowledge of relevant safety regulations and best practices

8. Communicate clearly and concisely, both orally and in writing.

9. Establish and maintain effective working relationships with those contacted during work. 

10. Demonstrate tact and diplomacy with the public

11. Bilingual is a bonus.

12. Certifications (HVAC, CPO, Electrical, etc.) a strong plus
