Summary of Position

California Pizza Kitchen (CPK) is looking for a passionate and driven East Coast Facilities Manager to ensure maximum efficient operations of facilities and equipment, as well as the care of all grounds and support equipment. Thie person is responsible for Preventative Maintenance Programs including the review and evaluation of its cost effectiveness and performance. They will resolve facilities related problems and manage corrective construction and facilities remodels. This is a remote position based on the east preferably close to a CPK location.

Key Responsibilities

  • Ensure Preventative Maintenance (PM) programs are established for key equipment and finishes. Negotiate and monitor PM programs for cost, service, and performance. Recommend corrective action as required.
  • Check and follow up on all Preventative maintenance (PM) programs for efficiency of CPK’s hot water, signage time clock settings, HVAC T-stats, Refrigeration time clock and defrost settings and lighting program.
  • Trouble shoot facilities related problems reported from the restaurants. Develop and implement corrective actions.
  • Create a subcontractor and vendor database for each region, ensuring at least three options for every trade.
  • Recommend and manage corrective construction at existing restaurants to ensure cost-effectiveness and lasting quality, while minimizing disruption and downtime.
  • Lead all subcontractors and vendors at walk-throughs for repair and maintenance.
  • Lead all vendors on site visits.
  • Manage projects to full completion and final approval.
  • Develop and communicate facilities training programs to all operating partners.
  • Keep abreast with industry wide issues and programs. Recommend action, budget, and timing.
  • Recommend approval of invoices for service work using the ServiceChannel. Negotiate adjustments as required.
  • Maintain cost database for facilities expenses/costs.
  • Conduct inspections of all restaurants, recommend repairs and repair budgets.
  • Prepare a written report with pictures for each site visit to all stores and submit them to Senior Facilities Manager, RP, and RVP and follow through until completed.
  • Oversee insurance claims by coordinating an action plan and distributing it to the Loss Prevention Department.
  • Resolve and work with all landlord issues until completed.
  • Responsible for visiting stores to monitor and enforce adherence to CPK’s policies.

Knowledge, Skills, and Abilities

  • 5-7 years of restaurant related experience.
  • Working knowledge of general construction skills, building codes and mechanical machinery
  • Proficient know how to read blueprints plans and construction documents and efficiently communicate them to all vendors in Service Channel.
  • Proficient in ServiceChannel.
  • Excellent verbal and written communication skills.
  • Understanding of construction principles, practices, and techniques related to commercial building projects, including knowledge of building codes, zoning regulations, and permitting processes.
  • Knowledge of facility maintenance best practices, including HVAC systems, plumbing, electrical, and general building maintenance.
  • Familiarity with project management methodologies, including budgeting, scheduling, and resource allocation.
  • Understanding of contracting processes, vendor management, and procurement practices related to construction materials and services.
  • Knowledge of occupational health and safety regulations, as well as environmental compliance requirements relevant to construction and facilities management.
  • Strong problem-solving skills to address construction and facilities-related issues proactively and efficiently.
  • Proficiency in budget development, forecasting, and financial analysis to manage construction and facilities budgets effectively.
  • Keen attention to detail to ensure construction projects and maintenance activities meet quality standards and comply with regulations.
  • Commitment to delivering excellent customer service to restaurant managers and staff, addressing their construction and facilities-related needs promptly and professionally.

Travel Requirements

  • Ability to travel up to 50%.

Physical Requirements

  • Frequent exposure to computers.
  • Noise level and temperature are moderate.
  • Ability to sit, stand and/or walk for up to 10 hours a day.
  • Occasionally required to stoop, bend, or kneel.
  • Ability to lift up to 50 lbs.
  • Close vision, distance vision, peripheral vision, depth perception and ability to adjust focus.
  • Must be able to climb on roof through the roof hatch and ladder and open up all roof top equipment to inspect for preventative maintenance.

The current salary pay range for this role is: $90,000 - $100,000.
