What is this job all about?
The Arc of the Ozarks is seeking an enthusiastic Assistant Apartment Manager to join our team at Crowhaven Apartments, a Section 8 HUD apartment complex, located in Nixa, MO. This apartment complex dedicated to fostering independence and community inclusion for individuals with disabilities.
In this dynamic role, you’ll assist in the on-site management and supervision of the apartments, supporting the Apartment Manager in day-to-day operations. Your focus will be on enhancing residents’ self-help skills, economic self-sufficiency, socialization, transportation, and overall well-being to maximize their independence and quality of life.

What will my day-to-day responsibilities look like?
An Assistant Apartment Manager is both a mentor and a coach. In this position you will be working hands on with our clients to provide guidance and suggestions to empower their learning. You will do this by:

On-Site Management & Inspections: Assist in managing Crowhaven Apartments, conducting frequent checks, completing apartment inspections, and ensuring safety protocols are followed.

Community Inclusion & Tenant Support: Plan and oversee community activities, support tenants’ individualized plans, assist with healthcare appointments, and provide necessary observations.

Inventory & Facilities Management: Maintain inventory, manage donations, oversee general upkeep of the facility, and submit maintenance requests.

Coordination & Communication: Participate in meetings (Board of Directors, tenant, and activity committees), communicate updates with agencies, and assist with financial coordination.

Collaboration & Fundraising: Work with service providers, support fundraising efforts, and collaborate with The Arc’s departments to enhance community integration activities.

Effective Reporting & Analysis: Ability to collect, analyze, and report observations accurately to support tenant decision-making.

Strong Communication Skills: Effective verbal and written communication skills to interact with tenants, staff, and other stakeholders.

Physical Ability: Ability to stand, stoop, bend, and lift up to 50 pounds.

Education: Diploma from an accredited high school or equivalent is required.

ASSISTANT CROWHAVEN APARTMENT MANAGER
Definition
The Assistant Apartment Manager is responsible for assisting in the on-site management and supervision of the Crowhaven Apartments, a Section 8 HUD complex serving persons with developmental disabilities, in accordance with the management agreement between the Crowhaven Apartments, Inc. and the Arc of the Ozarks.
An employee in this position is responsible for being on-site during scheduled hours in day-to-day management at the Crowhaven Apartments. The employee assists the Apartment Manager in implementing and coordinating all activities with a focus on community inclusion. Other duties include assisting in improving self-help skills, economic self-sufficiency, socialization, communication, personal health, and other skills leading toward increased independence and maximizing one’s personal choice and quality of life.
The Assistant Manager is supervised by the Apartment Manager or other professional staff member; however, the employee is expected to exercise independent judgment and initiative within the limit of established policies and procedures.

Program Oversight, Design and Development |
Assists the Apartment Manager in the management and supervision of the Crowhaven Apartments; makes frequent checks in assigned areas. The Assistant Manager is responsible for completing apartment inspections during tenancy, as well as after a tenant has moved out in preparation for another tenant. Responsibilities also include conducting regular safety checks and emergency/disaster drills. |
Implements, conducts and supervises planned community inclusion activities, monitors participation and progress of tenants; and prepares necessary reports, records and supervises these functions. |

Reviews individualized support plans of tenants who have established plans and targeted case management; contributes observations to support team and/or Apartment Manager for program planning. |
|
Assist apartment manager in transporting tenants to healthcare appointments and contributing observations of physical and mental health to health providers and support teams. |
|
Assists the Apartment Manager in maintaining an inventory of supplies and equipment. The Assistant Manager will assist in organizing donations, including those made by local food pantries and other entities that donate both food and supplies. |

Assists in organizing and actively participating in necessary meetings such as Crowhaven Board of Directors meetings, monthly tenant meetings, Tenant Activity Committee (TAC) meetings, etc. |
|
Quality Assurance and Compliance |
Takes appropriate action and reports violations of rules, as well as complaints from tenants or support team, to Apartment Manager or appropriate professional staff member. |
Communicates updates and necessary information from all agencies associated with Crowhaven Apartments. This could include The Arc of the Ozarks, HUD, Medicaid, etc. |

Assists the Apartment Manager in ensuring that accounting practices are maintained according to agency policy. This includes submitting receipts and making appropriate requests for funds, as needed. This requires participation with both The Arc of the Ozarks Accounting Department and the Crowhaven Board of Directors. |

Provides transportation in efforts with Apartment Manager while on duty to tenants per the Crowhaven Handbook. |
|
Assists the Apartment Manager in maintaining the facility. This includes general upkeep of the Commons area, shed, hallways, and grounds. The Assistant Manager is responsible for placing maintenance requests independently, as needed. |
|
Cooperates with other service providers in ensuring sufficient and appropriate services for each tenant. The Assistant Manager will assist the Apartment Manager in attending and participating quarterly and annual review meetings with support teams, Vocational Rehabilitation meetings as requested, etc. |
|
Assists in organizing and implementing fundraisers to support community integration activities and other needs. This includes working alongside The Arc of the Ozarks Development Department, The Arc of the Ozarks Accounting Department, and the Crowhaven Board of Directors. |
Required Knowledge, Skills, and Abilities |

Minimum Experience and Training Qualifications |
Diploma from an accredited high school or equivalent.
One year’s experience providing direct assistance in the care, treatment and habilitation in the human service field preferred.
Experience in the providing assistance in the care, treatment and habilitation to individuals who have developmental disabilities is strongly preferred.
