Scope of Position: The Director of Maintenance is a key leadership role responsible for overseeing all aspects of facility management across multiple locations operated by The Bridge Inc. and Weston United throughout New York City. This position ensures the safe, efficient, and compliant operation of buildings and grounds by providing strategic oversight of facilities maintenance, preventive systems care, and capital improvements. The Director supervises Zone Directors and leads housekeeping and security operations, while also managing relationships with outside vendors and contractors to ensure high-quality service delivery. Additionally, the role involves ensuring building code compliance, timely resolution of violations, oversight of work orders, and coordination of building systems repairs. The Director of Maintenance plays a critical role in aligning departmental operations with organizational goals, ensuring all activities are conducted in accordance with The Bridge Inc.’s mission, core values, budgetary guidelines, and regulatory standards. This position requires strong leadership, technical expertise, and the ability to manage complex facilities across a diverse urban portfolio.
Essential Position Functions:
- Conduct regular walk-throughs to inspect the building’s interior/exterior and building systems (HVAC, plumbing, electrical, fire safety, etc.); maintain detailed inspection records.
- Assist in developing and managing preventive maintenance schedules to ensure equipment and systems remain in optimal condition.
- Oversee work orders: review daily, prioritize, assign to staff, track progress, and ensure completion within a timely manner.
- Ensure emergency systems (e.g., lights, security doors) are operational at all times and respond to building emergencies 24/7 as needed.
- Supervise maintenance staff and Zone Directors; assign daily tasks and ensure proper execution, including cleanliness and inventory management.
- Coordinate and monitor work performed by outside vendors and contractors; review inspections, work tickets, and ensure proper sign-offs.
- Stay current on governmental regulations (DOB, FDNY, HPD, etc.); ensure building compliance and respond promptly to violations.
- Maintain and manage inventories of tools, supplies, and parts; submit requests for new equipment or replacements with budget consideration.
- Support construction projects by inspecting contractor work areas for safety and compliance with organizational standards.
- Document and report any property damage or injuries; serve as on-call staff for emergencies and participate in required trainings and certifications.
