We are seeking an experienced, forward-thinking and dynamic Director of Property Management to lead Ginkgo Residential’s growing property management team. This role is responsible for overseeing the management of a 7,500-unit portfolio of properties, with a focus on fostering team development, enhancing operational performance, and driving both resident satisfaction and financial results. The ideal candidate will possess strong leadership skills, a strategic mindset, and a deep understanding of the property management industry.

 

Job Duties and Responsibilities

Operations Excellence:

  • Lead the leasing, maintenance, and administrative operations to ensure best-in-class property management.
  • Continuously explore and implement innovative solutions to optimize efficiency, elevate the resident experience, and create growth opportunities for team members and the company.
  • Be a change advocate, enhancing our policies and procedures to drive future success, while ensuring compliance with applicable laws and standards.

Leadership and Team Management:

  • Inspire, mentor, and develop a high-performing team of regional property managers, service operations manager, and administrative support.
  • Foster a culture of collaboration, accountability, and shared success between all departments in our vertically integrated structure. Lead by example in creating a supportive, energetic environment that empowers your team to grow professionally and deliver top-tier performance.

Strategic & Financial Planning:

  • Collaborate with Asset Management to manage budgeting, forecasting, and reporting to optimize property value and performance.
  • Analyze market trends and property performance to make informed decisions.
  • Ensure properties meet or exceed financial goals.

Business Development:

  • Create strategies and effectively market Ginkgo Residential operations as a third-party property management firm in the region.
  • Manage risk and growth pipeline to sustain growth while providing consistent and resilient operations.

Other duties as assigned

 

Job Requirements:

  • Bachelor’s degree in business administration, real estate or a related field. Master’s degree is preferred.
  • Minimum of 10 years of experience in Property Management with at least 7 years in a leadership role.
  • Experience working for a top 100 Property Management firm.
  • Experience in business development and securing 3rd party management contracts.
  • Proven track record of managing a portfolio of properties successfully.
  • Strong financial acumen with experience in achieving financial targets.
  • Excellent leadership and communication skills.
  • Advanced proficiency in Property Management software is required.
  • Industry designation in Property Management is preferred.
  • Ability to travel regularly to properties throughout North and South Carolina.
