About the Role:
The Maintenance Director at Heritage House of Portage plays a critical leadership role in ensuring the facility's infrastructure and equipment are maintained to the highest standards, supporting a safe and comfortable environment for residents and staff. This position is responsible for overseeing all maintenance operations, including preventive maintenance, repairs, and compliance with safety regulations. The Maintenance Director will develop and implement maintenance policies and procedures, manage budgets, and coordinate with external contractors and vendors. By proactively addressing maintenance needs and emergencies, the role ensures minimal disruption to daily operations and enhances the longevity of the facility’s assets. Ultimately, the Maintenance Director contributes to the overall mission of Heritage House by maintaining a well-functioning, secure, and welcoming environment.
Heritage House of Portage is looking to hire a Part time (3 days a week) and as needed Director of Maintenance to join our team!
Minimum Qualifications:
- High school diploma or equivalent; technical or vocational training in building maintenance or related field preferred.
- Minimum of 5 years of experience in building maintenance or facilities management, with at least 2 years in a supervisory role.
- Strong knowledge of HVAC, electrical, plumbing, and general building systems.
- Familiarity with safety regulations and compliance standards relevant to public administration facilities.
- Valid driver’s license and ability to operate maintenance equipment safely.
Preferred Qualifications:
- Associate degree or higher in Facilities Management, Engineering, or a related discipline.
- Certification in facilities management (e.g., Certified Facility Manager - CFM) or relevant trade certifications.
- Experience working in a healthcare, senior living, or public administration environment.
- Proficiency with computerized maintenance management systems (CMMS).
- Strong project management experience, including budgeting and vendor negotiations.
Responsibilities:
- Lead and supervise the maintenance team, providing guidance, training, and performance evaluations.
- Develop and execute preventive maintenance schedules for all building systems and equipment.
- Manage repair requests promptly and efficiently, ensuring minimal downtime and disruption.
- Ensure compliance with all local, state, and federal safety and building codes and regulations.
- Prepare and manage the maintenance department budget, including procurement of supplies and equipment.
- Coordinate with external contractors and service providers for specialized maintenance and repairs.
- Maintain accurate records of maintenance activities, inspections, and repairs.
- Respond to emergency maintenance issues promptly to ensure resident and staff safety.
- Collaborate with other departments to support facility operations and special projects.
