Position Overview

We are seeking a skilled HVAC Certified Lead Maintenance Technician to oversee the maintenance operations at one of our Houston communities. This role requires technical expertise, leadership skills, and a strong customer service mindset. The Lead Maintenance Technician works closely with the Service Manager to ensure the property is safe, well-maintained, and operating at the highest standard.

Key Responsibilities

• Assemble, repair, and maintain HVAC condensers and air handlers.

• Diagnose and repair major appliances, plumbing, electrical, carpentry, and HVAC systems.

• Ensure all service requests and work orders are completed accurately and within required timeframes.

• Assist the Service Manager with:

  • Inventory control and parts/supplies management.

  • Overseeing service staff and motivating team performance.

  • Preventive maintenance scheduling and execution.

  • Budget adherence and cost-control measures.

  • Hazard communication and safety compliance.

• Maintain superior customer service by responding promptly and professionally to resident needs.

• Inspect grounds, buildings, and community features to minimize liability and safety risks.

• Support make-ready/turnkey operations and ensure strong curb appeal at all times.

• Participate in ongoing technical training to stay current with industry standards.

• Perform other duties as assigned by the Service Manager or leadership.

• Please note this position has on-call responsibilities for emergencies.

Qualifications

• 3+ years of experience as a Lead Maintenance Technician at a multifamily property.

• HVAC Certified & EPA License (required).

• Strong plumbing expertise; intermediate electrical and carpentry skills (no license required).

• Experience working with rooftop AC units.

• Proven leadership experience overseeing maintenance staff, ticket runners, and vendors.

• Proficiency with ResMan and basic computer skills.

• Bilingual (English/Spanish).

• Proven experience completing 10-12 work orders daily (based on complexity).

• Valid driver’s license and current auto insurance.
