The Senior Building Engineer oversees the operation, maintenance, and repair of all building systems within the homeowners’ association (HOA) community. This role serves as the technical expert and lead for the building engineering team, ensuring safe, efficient, and compliant operation of mechanical, electrical, plumbing, and structural systems. The Senior Building Engineer partners with management, vendors, and residents to maintain property standards and enhance the community living experience.


Essential Duties and Responsibilities:


Operations & Maintenance

  • Supervise and perform preventive and corrective maintenance on HVAC, electrical, plumbing, elevator, fire/life safety, and other building systems.
  • Ensure equipment and systems operate safely, efficiently, and in compliance with all codes and regulations.
  • Maintain accurate logs, inspection records, and system documentation.

Leadership & Supervision

  • Lead, train, and mentor building engineers and maintenance staff.
  • Assign daily work orders, monitor completion, and ensure quality standards are met.
  • Provide technical guidance and act as escalation point for complex issues.

Project Management

  • Coordinate with contractors and vendors for repairs, inspections, and capital improvement projects.
  • Review proposals, monitor project timelines, and ensure work meets HOA standards.
  • Assist in developing budgets and cost estimates for maintenance and capital projects.

Resident & Management Support

  • Respond to resident service requests and emergencies with professionalism and urgency.
  • Partner with property management on building-related issues, policy enforcement, and vendor performance.
  • Provide recommendations for improving building systems and reducing costs.

Requirements

Knowledge, Skills and Experience:

  • High school diploma or equivalent required; technical or trade certification preferred.
  • 7+ years of progressive building engineering/maintenance experience, with at least 2 years in a supervisory or lead role.
  • Strong knowledge of mechanical, electrical, plumbing, and fire/life safety systems.
  • Familiarity with building automation systems (BAS), energy management, and sustainability practices preferred.
  • Ability to read and interpret blueprints, technical manuals, and regulatory requirements.
  • Strong communication, leadership, and problem-solving skills.
  • Ability to respond to after-hours emergencies as needed.

Minimum Education:

High School Diploma or equivalent required. 


Language Skills:

The individual must have strong written and verbal communication skills in order to communicate effectively with employees and clients at all levels of the organization.  


Availability: 

This position works on-site within the HOA community, both indoors and outdoors, and may require occasional overtime or on-call availability for emergencies.


Physical Job Description

Ability to lift up to 50 lbs, climb ladders, work on rooftops, and perform tasks in varying environmental conditions.

Standing, walking, bending, and using tools for extended periods.
