Job Summary:
The Maintenance Engineer plays a key role in supporting the property’s engineering staff to ensure tenant safety, comfort, and satisfaction. This position is responsible for the operation, maintenance, and repair of all building systems and equipment, as well as performing both preventative and unscheduled maintenance. The Maintenance Engineer will also assist with building operations, including security and cleaning, while providing strong tenant service and ensuring compliance with safety and environmental programs.
Essential Job Functions:
Operate building equipment and systems as directed by the Chief Engineer.
Respond promptly to tenant service requests to minimize recurring issues and improve tenant satisfaction.
Utilize the Angus Work Order System to complete tenant requests, preventative maintenance, and unscheduled repairs.
Perform a variety of repair and maintenance tasks, including but not limited to:
Changing air filters, greasing fittings, replacing belts, and taking temperature readings
Diagnosing and repairing HVAC, electrical, and plumbing systems
Overseeing fire alarm and life safety systems
Replacing light bulbs and repairing/replacing restroom fixtures
Clearing drains and sanitary lines
Light carpentry and painting work
Miscellaneous cleaning and upkeep tasks as needed
Coordinate daily activities with the Chief Engineer, Facility Manager, Property Management Team, tenants, and vendors.
Support a work environment focused on energy conservation and continuous improvement of engineering functions.
Comply with all safety and environmental procedures, including hazardous communication, lockout/tagout, asbestos O&M, and mold awareness programs.
Participate in after-hours on-call responsibilities.
Provide support to leasing efforts as needed.
Perform additional duties as assigned.
Work Schedule:
Monday – Friday, 7:00 a.m. – 3:30 p.m.
Overtime may be required for tenant construction requests or building repair needs outside regular hours.
Skills, Education, and Experience:
2–3 years of relevant experience in multi-tenant building operations.
Strong knowledge of HVAC, plumbing, and electrical systems, with the ability to complete related repairs.
Ability to perform general tenant “handyman” tasks (e.g., door and lock repairs, hanging pictures, etc.).
Excellent tenant relations and communication skills.
HVAC background strongly preferred.
Life science building experience preferred.
Valid driver’s license required.
