Department: Loan Maintenance

Salary: Non-Exempt; Grade 10, $27.81 - $41.73

Report To: Loan Maintenance and Records Management Manager


SUMMARY

With the goal of enhancing lives, fulfilling dreams and building communities this position is responsible for all aspects of mortgage loan servicing and administrative tasks to support Numerica’s mortgage loan portfolio. This position will be responsible for overseeing Numerica’s mortgage third party servicers and act as a liaison between members and Numerica staff and those third party servicers.


ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Is an expert in the operations of Numerica’s third-party servicers. Acts as liaison between Numerica staff and members and third party servicers. Serves as a subject matter expert on mortgage loan servicing.
  • Assists with reviewing performance of third party servicers against servicing agreement, agreements with FNMA, FHA and HUD, regulatory requirements, and the requirements of mortgage insurers.
  • Must be able to identify, research and resolve mortgage servicing issues and identify and escalate issues based upon materiality and subject matter.
  • Responsible for review of SSAE 16 or similar of third-party servicer and conducting due diligence/evaluations of mortgage servicing related third-party service providers.
  • Report and process wire of branch payments daily to third-party servicer. This includes review for discrepancies and making necessary changes to fix discrepancies.
  • Post various mortgage related payments.
  • Work with Accounting to research GL exceptions/out of balance GLs used for servicing functions.
  • Obtain and provide third-party mortgage servicer and service providers and provide to Accounts Control Dept. or others as applicable.
  • Assists with providing Global Teller and other Cenlar related program access to Numerica staff as requested.
  • Review payoff reports and process all reconveyances in a timely manner.
  • Provide changed member addresses to third-party servicer.
  • Track all properties located in flood zone and maintain required flood insurance. Contact members to provide proof of insurance. Maintain communication with third party provider to track changes to flood maps.
  • Monitor real estate tax payments by members on non-subserviced residential real estate properties.
  • Sort hazard insurance renewals and provide to third-party servicer or, if serviced in-house, file and update the system. For loans serviced in-house, contact members with lapsed policies.
  • Responsible for coordinating all FNMA audits and for completing the FHLB Annual Servicing Certification.
  • Assists with annual Mortgage Servicing Policy Review and annual sub-servicer annual data review.
  • Assists with MERS file requests from sub-servicer.
  • Funds and books home equity, commercial and small business loans, including business Visa loans.
  • Processes subordination requests and submits for approval to appropriate department.
  • Responds to branch loan officer inquiries regarding loan servicing functions and offers coaching to the branches, when needed.
  • Backs up other department tasks as needed.
  • Maintains knowledge and adheres to all mortgage servicing related laws and regulations.
  • Maintains knowledge and adheres to all BSA regulations and compliance standards on internal and external policies.

SUPERVISORY RESPONSIBILITIES

This position has no formal, direct supervisory responsibilities, although will work with leaders and peers in the organization to drive results.


PERFORMANCE STANDARDS

Performs function in timely manner. Thorough understanding of state and federal compliance laws and investor servicing requirements as well as credit union lending policies and procedures. Professional in appearance and attitude. Utilizes interpersonal skills effectively in team environment. Contributes to the organization's mission statement and goals by providing the highest quality of service, treating each person professionally - with warmth, courtesy, and respect, and making a personal effort to make members feel they belong and are important to the credit union.


EDUCATION and/or EXPERIENCE

Bachelor’s Degree preferred and five or more years of similar or related experience in mortgage servicing and loan administration or equivalent combination of education and experience acquired.

OTHER SKILLS and ABILITIES

Excellent written and verbal communication skills required. Courtesy, tact, and diplomacy are essential elements of the job. Work involves much personal contact with others inside and/or outside the organization for purposes of giving or obtaining information, building relationships, or soliciting cooperation. Able to learn quickly and retain information. Excellent documentation, organizational and analytical skills. Proficient in Excel and Word and have experience in working with computer servicing systems. Must be able to learn new computer systems quickly.
