Overview
We are seeking a Market Intelligence & Research Analyst with expertise in synthesizing complex data across multiple platforms to deliver actionable insights for luxury residential and mixed-use real estate development in South Florida. This role requires a strong understanding of zoning, land use codes, and local development initiatives, along with the ability to build relationships with brokers, developers, and financial partners. The Analyst will prepare and present high-level market reports to developers, equity investors, debt providers, and strategic partners, ensuring that decision-making is driven by accurate and comprehensive intelligence from each major submarket across South Florida.
Key Responsibilities
Market Research & Analysis
- Aggregate, synthesize, and analyze real estate data from multiple platforms, including MLS, public records, planning/zoning databases, and proprietary brokerage sources.
- Monitor zoning changes, entitlement processes, city development pipelines, and planning initiatives across Miami-Dade, Broward, and Palm Beach counties.
- Track competitor project launches, construction progress, absorption rates, and pricing trends by submarket.
- Develop market models, absorption studies, and financial scenarios to support acquisition, capital raising, and development decisions.
Reporting & Presentation
- Prepare comprehensive market reports and submarket summaries that mirror institutional-grade quality, similar to detailed competitive set analyses, pricing breakdowns, and development pipeline overviews.
- Deliver presentations and written analyses tailored to developers, equity partners, lenders, and investors, with clear takeaways and recommendations.
- Create visual dashboards, maps, and data visualizations that distill complex information into accessible insights.
Stakeholder Engagement & Intelligence Gathering
- Build and maintain strong relationships with brokers, developers, municipal planning officials, and consultants to stay ahead of market shifts.
- Source and verify off-market intelligence on upcoming land sales, project announcements, and policy changes.
- Serve as a liaison between internal teams and external stakeholders, ensuring accuracy and timeliness of data.
Strategic Insights
- Identify opportunities and risks across major South Florida submarkets, including Brickell/Downtown, Edgewater, Miami Beach, Fort Lauderdale, Coral Gables, and Palm Beach.
- Advise development and sales teams on product positioning, rental restrictions, and branding opportunities based on submarket dynamics.
- Provide support for capital raising by delivering data-driven narratives and investor-grade materials.
Requirements
Qualifications
- Bachelor’s degree in Real Estate, Urban Planning, Finance, Economics, or related field
- 3+ years of experience in real estate research, market analysis, or development advisory, with a strong background in South Florida.
- General knowledge of zoning codes, entitlement processes, and municipal development guidelines.
- Strong quantitative and financial modeling skills (Excel, Argus, or equivalent).
- Experience preparing investor-grade presentations and market intelligence reports.
- Excellent written and verbal communication skills, with the ability to translate technical data into actionable insights.
- Strong interpersonal skills to establish relationships with brokers, lenders, developers, and city officials.
- Ability to work independently while managing multiple projects under tight deadlines.
