We are currently seeking an experienced Maintenance Technician to join us at our Artline and 1001 Waterfront properties in Southwest DC near The Wharf & Nats Park. Our Maintenance Technicians are an important part of our property team and provide overall daily maintenance of the property and a key part of the community's success. The Apartment Building Maintenance Technician is responsible for ensuring the overall upkeep, repair, and maintenance of the apartment building and its facilities. This role involves addressing resident maintenance requests, performing routine inspections, and ensuring the safety and functionality of the property.
Duties/Responsibilities:
- Conduct regular maintenance and repairs of building systems, including HVAC, plumbing, electrical, and appliances.
- Respond promptly to resident maintenance requests, ensuring a high level of customer service.
- Perform routine inspections of common areas, units, and facilities to identify and address maintenance needs.
- Complete work orders in a timely manner and maintain accurate records of repairs and maintenance activities.
- Perform preventive maintenance tasks to extend the lifespan of equipment and systems.
- Coordinate with property management to ensure compliance with safety and environmental regulations.
- Assist in the preparation of vacant units for new residents, including repairs, painting, and cleaning.
- Maintain inventory of maintenance supplies and equipment and report any shortages to the supervisor.
- Participate in on-call rotations for emergency maintenance situations.
- Communicate effectively with residents, property management, and fellow team members.
Requirements
Required Skills/Abilities:
- Knowledge of basic electrical, plumbing, HVAC systems, and general repair techniques.
- Strong problem-solving skills and the ability to work independently or as part of a team.
- Excellent written and verbal communication and customer service skills.
- Understanding of safety regulations and willingness to follow proper safety protocols.
- Positive attitude, strong work ethic, and a commitment to maintaining a clean and safe environment for residents.
- Team player with strong interpersonal skills.
- Solid organizational and prioritization skills.
Education and Experience:
- High school diploma or equivalent; trade school or certification in maintenance or a related field is a plus.
- 2+ years’ experience in building maintenance, repair, ideally in property or community management.
- Broad knowledge of building systems: plumbing, electrical, HVAC, carpentry, and general repairs.
- HVAC Certification preferred.
Physical Requirements:
- Ability to lift and carry up to 50 pounds, and perform physical tasks such as bending, kneeling, crawling, and climbing ladders.
- Proficiency in using hand and power tools for maintenance and repair tasks.
- Excellent manual dexterity and hand-eye coordination for intricate repair work.
- Comfortable working in various weather conditions, both indoors and outdoors.
- Ability to stand, walk, and move around the property for extended periods.
- Capable of using a computer and digital devices for work order management and communication.
- Adequate vision and hearing to diagnose issues and communicate with team members and residents.
- Valid driver's license and reliable transportation for travel between properties and to obtain supplies.
- Flexibility to work evenings, weekends, and participate in on-call rotations as needed.
