Action Property Management, a premier management company, is seeking a full-time Building Engineer to join our team at 490 Avenue of the Palms in San Francisco.

The Building Engineer is responsible for maintaining and repairing all common areas of the Association as defined by its governing documents. Reporting to the General Manager, this role ensures optimal performance of all building systems, coordinates with contractors, and responds to property-related emergencies, including those outside of normal working hours.
 


Compensation: $40.00- $45.00 Per Hour

Schedule: Monday- Friday; 8:30 AM- 5:00 PM+ On-Call For Emergencies



Job Responsibilities:
  • Maintenance & Systems Oversight
  • Monitor and maintain all major building systems including HVAC, electrical, mechanical, CCTV, fire/life safety, and access control systems.
  • Conduct routine inspections and ensure systems are operating at optimal performance.
  • Perform minor repairs and identify deficiencies that require corrective action.
  • Maintain documentation of all inspections, maintenance work, and emergency response activities.

  • Emergency Response
  • Act as the primary responder to property emergencies (e.g., fire, flood, earthquake).
  • Remain available for after-hours emergency response.
  • Maintain and update emergency contact lists and response procedures.

  • Compliance & Inspections
  • Schedule and oversee city/state inspections including fire/life safety systems and elevators.
  • Ensure timely completion of all required inspections and secure permits as necessary.
  • Ensure all maintenance activities and job site practices adhere to OSHA safety standards and guidelines. Proactively identify and address potential hazards to maintain a safe work environment.

  • Vendor & Contract Oversight
  • Oversee daily activities of on-site vendors (housekeeping, landscaping, pool services, etc.).
  • Supervise vendor performance and coordinate material and service deliveries.
  • Generate performance reports and recommendations for management review.

  • Preventative Maintenance & Planning
  • Develop and implement preventive maintenance programs, annual maintenance calendars, and capital improvement plans.
  • Assist in budget planning and monitor maintenance-related expenditures.
  • Maintain an accurate inventory of tools, equipment, and supplies.
  •  
    Resident & Staff Interaction
  • Respond promptly and professionally to resident inquiries and maintenance concerns.
  • Provide training and support to building staff regarding safety procedures and systems operation.
  • Supervise in-unit services provided by the Association and ensure compliance with standards.

  • Miscellaneous
  • Support architectural review processes and monitor in-unit construction for compliance.
  • Participate in Board meetings and committee sessions as requested.
  • Maintain all certifications and documentation related to building safety and operations.


  • Qualifications/Requirements:
  • Must be at least 18 years of age and pass a pre-employment background check and drug screening.
  • High School Diploma or GED Equivalent.
  • Minimum 3 years of experience in a similar building engineering or maintenance role.
  • Working knowledge of HVAC, electrical, plumbing, and fire/life safety systems.
  • Ability to read technical manuals, blueprints, and schematics.
  • Strong problem-solving skills and the ability to respond calmly under pressure.
  • Excellent communication and interpersonal skills.
  • Availability for on-call emergencies and occasional evening/weekend work.


  • Certificates, Licenses, Registrations:
  • EPA 608 Certification.
  • HVAC certificate preferred but not required.
  • OSHA 10, Weekly Fire Certificate, Fire Director Certificate, must be obtained within 6 months of hire.
  • Arc Flashing Certificate, First Aid/CPR Certificate must be obtained within 1 year of hire.
  • Valid California Driver’s License
