Freeman Webb Company is seeking a Regional Vice President of Operations for our Affordable Housing Portfolio. The Regional Vice President of Affordable Operations is responsible for strategic and operational leadership for our growing affordable housing portfolio that currently exceeds 3,200 units across TN, KY and AL. This senior position will lead our team of Affordable Regional Managers, ensuring they meet financial, operational, and compliance goals. This role demands expertise in Affordable Housing regulations, financial management, and team leadership to ensure high-quality, affordable housing options for residents.
Requirements
Responsibilities:
- Leadership: Lead, mentor, and develop a high-performing team of Regional Managers to collectively achieve property, owner and firm strategic initiatives. Assist and be prepared to participate in interviewing, hiring, performance management and termination decisions.
- Financial Management: Demonstrate a thorough understanding of complex financial statements and budgets
- Portfolio Oversight: Oversee all aspects of property management for our portfolio of owned and fee-managed properties, including financial performance assessment, asset preservation, and resident relations. Identify underperforming communities, propose improvements, and work with VP, Regional Managers, and onsite team to execute strategies
- Partner Engagement:?Serve as a primary point of contact with third-party clients, vendors and government agencies; Participate and lead regular client meetings regarding property performance along with Regional Managers and onsite teams.
- Growth: Assist with due diligence, underwriting, and strategic planning for potential acquisitions and dispositions. Assist with potential third-party business pursuits and relationship development.
- Compliance: Work with Freeman Webb’s Compliance Director and broader Compliance Team to ensure our communities are in full compliance with LIHTC, HUD, and other federal, state, and municipal subsidy programs.
- Communicate and administer ownership directives. Make recommendations to the owners and Executive Team regarding policy and property management.
Qualifications:
- Bachelor’s degree in related field required.
- Minimum 10 years of experience in multi-family affordable housing, with at least five years in a leadership capacity
- Expertise in the LIHTC program and related subsidies (HUD, state, local), including compliance, finance, and requirements
- Strong understanding of affordable housing compliance and regulatory requirements
- Exceptional written and verbal communication skills, as well as negotiation, problem-solving, and managerial skills
- Yardi experience a plus
- Affordable housing certifications are a plus, including Project-Based Section 8. Low Income Housing Tax
- Flexibility for travel required for out-of-state markets
