JOB PURPOSE SUMMARY:
This position is responsible for preparing, painting, and finishing surfaces across District facilities, including walls, ceilings, and casework. Additionally, this position is responsible for pressure washing the exterior of buildings, sidewalks and other exterior surfaces. This role involves using various painting techniques, maintaining equipment, and adhering to safety protocols to ensure high-quality work. This position also assists in minor repairs and collaborates with other maintenance staff to support the upkeep of District buildings.
KEY FUNCTIONS, ESSENTIAL DUTIES, AND RESPONSIBILITIES:
Painting:
1. Prepares surfaces such as walls, ceilings, and other structures by cleaning, sanding, and repairing as necessary to ensure readiness for painting and refinishing.
2. Applies paint, varnish, and other finishes to interior and exterior surfaces, ensuring high-quality, even coatings that meet District standards.
3. Prepares and refinishes casework, furniture, and other objects, and performs minor repairs to restore surfaces and maintain their appearance and functionality.
4. Tapes, floats, textures, and finishes drywall surfaces, ensuring smooth, uniform results that are ready for final painting or refinishing.
5. Applying paint with specialized equipment, such as line striping machines, ensuring straight lines, even coverage, and adherence to required standards. Follow the appropriate layout of parking spaces, traffic flow, and other markings, such as crosswalks and accessibility symbols.
6. Utilize high-pressure water streams to effectively remove dirt, grime, mildew, algae, stains, and other debris from the exterior surfaces of buildings and surrounding areas like sidewalks and parking lots.
7. Performs sandblasting and high-pressure washing to effectively remove old finishes and prepare surfaces for new coatings.
8. Maintains painting tools and equipment, ensuring proper care, storage, and functionality to support efficient and safe work practices.
9. Keeps the work area, tools, and assigned vehicle well-organized and maintained, following departmental standards for cleanliness and safety.
10. Accurately utilizes the Computerized Maintenance Management System (CMMS) to track work orders, document completed tasks, and manage materials in alignment with department protocols.
11. Adheres to the department’s dress code and follows all safety protocols to ensure a safe and professional work environment.
12. Assists colleagues as required, providing support across tasks to meet department objectives and ensure timely completion of projects.
13. Assesses surface conditions prior to painting to identify necessary repairs or preparation tasks and ensures surfaces are ready for coating.
14. Selects appropriate materials for each project, including paint types, varnishes, and other coatings, based on surface requirements and project specifications.
15. Ensures proper protection of surrounding areas, covering floors, furniture, and fixtures to prevent damage during painting or refinishing work.
16. Monitors the drying and curing process of applied finishes, ensuring that proper environmental conditions are maintained to prevent defects.
17. Performs touch-ups and corrective work to address any imperfections or issues that arise during or after the painting process.
18. Maintains an inventory of painting materials and supplies, notifying supervisors when stock needs to be replenished to ensure availability for future projects.
19. Assists with the design and layout of custom paint jobs for specialized projects or District branding, ensuring consistent application of colors and designs.
20. Participates in routine safety inspections, ensuring that all safety guidelines are followed when using ladders, scaffolding, and other equipment.
21. Keeps abreast of new painting techniques, materials, and tools, incorporating innovative methods to improve the quality and efficiency of work.
22. Collaborates with other maintenance staff, coordinating tasks to support larger District-wide renovation or repair projects.
Compliance:
23. Performs all assigned painting and refinishing tasks in accordance with standard procedures and protocols established by the department and District, ensuring compliance with applicable standards, codes, and regulations as set forth by regulatory entities, including but not limited to the Texas Education Agency (TEA), Occupational Safety & Health Administration (OSHA), Environmental Protection Agency (EPA), and local, state, and federal safety and environmental regulations.
24. Demonstrates and maintains proficient, relevant, and up-to-date working knowledge of painting techniques, equipment operation, and compliance standards, ensuring adherence to the Texas Education Agency (TEA), Occupational Safety & Health Administration (OSHA), Environmental Protection Agency (EPA), and other applicable regulations in the execution of painting, refinishing, and facility care tasks.
25. Monitors respective work activity for variances and anomalies.
26. Identifies and timely reports any known or suspected compliance issues to appropriate personnel.
27. Assists with audits and the preparation for audits, whether initiated internally or externally, as assigned.
28. Adheres to all other District wide policies and procedures including, but not limited to, human resources, safety, and emergency protocols.
General:

30. Assists department leadership in the compilation of miscellaneous confidential reports.
31. Attends departmental and organizational meetings, as required.

35. Demonstrates basic working knowledge and understanding of Computerized Maintenance Management System (CMMS) and mobile applications relevant to documenting work orders, tracking materials, and communicating within the department.
36. Performs other duties as assigned.
MINIMUM EDUCATION, EXPERIENCE & CREDENTIAL REQUIREMENTS
? High school diploma or equivalent GED
? Prior experience working in a same or similar capacity; or
? An equivalent combination of education and work experience
? Valid Texas Driver’s License
