Description
The Security Manager is responsible for leading ITEX’s commitment to protecting people, property, and assets across all communities. This role encompasses conducting on-site security audits, developing consistent processes for property monitoring, and developing a procedure for properties to check in weekly, as well as implementing training programs for both staff and residents. Serves as the Incident Commander during major security events, ensuring rapid response, coordination with law enforcement and emergency services, providing clear communication to leadership. Will provide monthly updates on audits, training, and risk assessments. Will be accountable for reducing exposure to risks that could significantly impact residents, properties, and company assets, including but not limited to:
- Criminal activity such as theft, vandalism, drug use, or violence on property.
- Unauthorized access to buildings or grounds due to broken locks, gates, or access control failures.
- Lighting, surveillance, or security system failures that create opportunities for crime.
- Fire, arson, or tampering with alarms/sprinkler systems.
- Security issues tied to vacant units, including squatting or damage.
- Physical hazards that could result in tenant injury, such as uneven walkways, holes, cracks, or other slip/trip/fall conditions.
- High incident tracking leading to insurance claims, premium increases, or financial loss.
- Loss of resident trust and reputation damage caused by unsafe environments.
- Escalation of crime patterns requiring law enforcement or regulatory attention.
Key Responsibilities:
- Consistently visit properties, prioritizing high-risk or high-incident locations.
- Conduct detailed security and property audits, documenting observations with photos and establishing clear follow-up actions.
- Perform unannounced spot-checks to ensure security protocols and protective measures are consistently implemented.
- Develop and maintain weekly property security checklists for managers, addressing issues.
- Customize checklists for each property to based on historical incident trends and neighborhood risk factors.
- Require manager sign off and photo documentation to verify completion items on inspections lists.
- Respond on-site to significant incidents to oversee risk containment and protect residents, staff, and assets.
- Lead post incident reviews to determine root causes, corrective actions, and strategies to prevent recurrence.
Qualifications
- Minimum 5 years’ experience in asset management with an emphasis on safety management and risk prevention.
- Proven ability to develop, implement, and train staff on Standard Operating Procedures (SOPs).
- Strong relationship building skills with law enforcement, fire departments, and emergency response agencies.
- Proficient in the evaluation and oversight of security systems, including CCTV, access controls, and alarm systems.
- Excellent communications and reporting skills, with the ability to convey security risks and strategies to leadership and staff.
- Strong organizational and time management abilities.
- Familiarity with insurance claim trends, risk registers, and portfolio level risk management practices.

Requirements
Education:
- Associate’s or Bachelor’s degree in Criminal Justice, Emergency Management, Homeland Security, or Business Administration.
- 5 years equivalent military, law enforcement, or corporate experience may be considered in lieu of degree.
Physical Requirements:
- Frequent bending stooping and reaching in all directions.
- Regular Exposure to outdoor elements while walking properties.
- Ability to ascend and descend stairs repeatedly.
- Prolonged periods of standing and walking during property inspections and audits.
- Must be able lift up to 50lbs.
