The opportunity

This is a fantastic opportunity for a talented individual looking to progress their career, to join the Charity Property and Residential Property team which is part of our wider Real Estate Group.  The role is available in our Bath office. The role may require occasional travel to any of our other locations or off site as client demands require. 

This post involves work across the whole spectrum of Residential Property, working alongside a partner based in our London office on residential transactions, including lease extensions, purchase, and sales, for private clients and institutions, and with the residential property team in Bath who work for our Charity and Education clients in purchasing and selling residential properties as housing for staff.

Key responsibilities

General duties include, but are not limited to:

  • File opening with Risk and Compliance – file opening details to be fully completed
  • Setting up files and ordering folders/subfolders correctly
  • Drafting contracts
  • Drafting letters without dictation – routine letters to clients summarising contents of documents.
  • Client liaison over the phone and by email.
  • Checking property information forms and ensuring current versions are used
  • Preparing initial reports on title, enquiries
  • Land Registry office copies/searches/registration forms
  • Preparing completion statements and apportionments
  • Preparing Stamp Duty returns
  • Exchange and Completion tasks  - payment forms/completion letters/ filing SDLT returns and knowing deadlines for SDLT and registration
  • Preparing files for registration
  • Ability to establish and manage a central file management record for all fee earners’ files, as well as a central calendar, to record:
    • Transaction stages of files and managing timescales, setting reminders to follow up on file progressions.
    • Key dates (exchange, completion, priority search expiry).
    • Centralised compliance records including but not limited to:
      • CQS compliance records.
      • Source of funds compliance records.

Requirements

Essential

  • The successful candidate should have relevant experience within Residential Property and must possess the ability to work with minimal supervision on more simple transactions although clear guidance is available from more senior members within the wider Team.
  • Knowledge of financial skills in property
  • A knowledge of conveyancing processes and previous experience in a conveyancing or a similar role.
  • Excellent communication skills and ability to prioritise workload.
  • Attention to detail.
  • Ability to hit the ground running.
  • IT literate including Office 2010

Desirable

  • Previous experience working with charity or educational clients is desirable, but we are aware this is a niche area of clients so we will be giving further training to the successful candidate.
