Position Summary
The Asset Manager plays a critical role in maximizing portfolio performance, executing business plans, and driving the operational success of assigned communities. This position serves as the primary point of contact for third-party property managers, ensures leasing and operational goals are met or exceeded, and contributes to the overall strategic direction and profitability of the portfolio. The Asset Manager reports to senior leadership and collaborates closely with property managers, construction teams, and internal stakeholders to enhance community performance and resident satisfaction.
Responsibilities
Community Performance & Operations
- Serve as the owner’s representative overseeing day-to-day performance for assigned communities.
- Provide leasing and revenue guidance to third-party property managers to maximize rents, occupancy, and lease trade-outs.
- Monitor leasing velocity and absorption trends; recommend pricing adjustments and marketing initiatives as needed.
- Conduct regular site visits and operational audits to assess property conditions and team effectiveness, issuing actionable plans to drive results.
- Manage the implementation and tracking of resident retention strategies to minimize turnover.
- Oversee the execution of approved capital improvement and business plans, collaborating with construction teams as necessary.
Portfolio and Community Manager Performance
- Complete full monthly financial reviews and variance analyses to monitor budget adherence and identify areas for improvement.
- Works with finance teams on property tax appeals, property insurance, and risk management.
- Prepare and present portfolio performance reports, including weekly, monthly, and quarterly updates to stakeholders.
- Assist in the preparation of annual operating and capital budgets for assigned communities.
Portfolio Strategy & Market Analysis
- Analyze market data to evaluate competitive positioning, leasing trends, and market rent assumptions.
- Identify and implement value-add opportunities that enhance asset value and NOI.
- Participate in the selection, underwriting, and onboarding of new communities, including input on rent projections and operating expenses.
Relationship & Vendor Management
- Maintain strong relationships with third-party property managers and other service providers, ensuring accountability and alignment with BB Living standards.
- Approve significant operating decisions and negotiate vendor contracts as required.
- Support community openings and lease-ups, providing oversight to ensure targets are met.
Team Collaboration & Development
- May supervise and mentor Analysts or Associates, providing training and professional development.
- Collaborate cross-functionally with Investment, Development, and Finance teams to ensure portfolio goals align with broader company objectives.
- Promote a culture of exceptional customer service and continuous improvement.
Qualifications
- Bachelor’s degree in Business, Real Estate, Finance, or a related field. MBA, CFA, or other relevant certifications are a plus.
- 3–5 years of relevant experience in asset management, property management, or real estate investment.
- Proven track record of managing multiple assets across diverse markets.
- Strong financial acumen with advanced Excel and reporting skills.
- Proficiency with property management software (Yardi and/or RealPage preferred).
- Excellent communication, organizational, and problem-solving skills.
- Ability to travel regularly for site visits and market tours.
- Valid driver’s license and reliable transportation.
