POSITION OVERVIEW: As a Senior Right of Way Agent at LJA Transportation , you will be responsible for providing support during project pre-negotiation due diligence, conducting complex negotiations for acquisition of property rights, assisting the relocation of displacees relative to public or private projects, and coordinating right of way and utility issues for clients as assigned.
A TYPICAL DAY MIGHT INCLUDE:
- Title Research: Reviewing land titles and records to identify ownership and potential encumbrances.
- Appraisal Review: Analyzing and interpreting appraisal reports to determine fair market value and negotiate with landowners to acquire easements or property.
- Negotiation & Settlement: Conducting negotiation sessions with landowners, explaining project impacts, addressing concerns, and reaching mutually agreeable settlements.
- Documentation: Possessing Knowledge and understanding of all necessary legal documents, including easements, deeds, and purchase agreements.
- Federal, State & Local Regulations: Proficiency with Uniform Act, Texas Property Code Chapter 21, and the Eminent Domain Process.
- Internal Policies: Following company policies and procedures related to land acquisition.
- Staying Updated: Keeping abreast of changes in regulations and industry trends.
- Training: Providing training and guidance to less experienced agents.
- Reviewing Work: Overseeing and reviewing the work of junior agents to ensure accuracy and compliance.
- Performance Management: Providing feedback and support to help junior agents develop their skills.
- Communication: Maintaining open and transparent communication with landowners and community stakeholders.
- Public Meetings: Participating in public meetings (if applicable) to present project information and address community concerns.
- Conflict Resolution: Proactively addressing and resolving conflicts with landowners and community members in a professional and empathetic manner.
- Willingness and ability to travel overnight and coordinate with field teams when needed.
REQUIRED EDUCATION/LICENSE/CERTIFICATIONS:
- 4-year college degree (certain experience may be substituted for full degree requirements)
- Texas Real Estate Sales Agent or Broker’s License
- Active Texas Notary Public
- SR/WA or R/W-NAC certification from the International Right of Way Association required.
REQUIRED QUALIFICATIONS:
- 5+ years of experience in Right of Way negotiations.
- Expert-level understanding of the Texas Property Code, Uniform Act, and eminent domain.
- Leadership, mentoring, and client management abilities.
- High proficiency with MS Office Suite and project databases
- Demonstrated success managing complex negotiations and large workloads under deadlines.
- Strong analytical, communication, and problem-solving skills.
