JOB SUMMARY
As a Business Development Specialist with FlipCo Financial, you will act as the primary point of contact for borrowers, guiding them from loan application to funding. This role involves preparation, collection, and review of customer materials to successfully close transactions. Business Development Specialist are expected to put in the effort to deliver exceptional client service, ensuring accuracy and attention to detail while helping clients achieve their investment goals.

SUMMARY OF ESSENTIAL JOB FUNCTIONS
•    Act as the main point of contact for borrowers, educating and guiding them through the loan application and funding process.
•    Follow up diligently with clients to collect necessary documents, including financial statements, applications, personal business documents, title reports, and other due diligence materials.
•    Perform initial underwriting and evaluation of investment properties for submission to underwriting review.
•    Collaborate with internal teams (underwriting, processing, and closing) to ensure smooth, timely, and accurate deal execution.
•    Manage and prepare complete loan files, ensuring accuracy and readiness for each stage of the transaction.
•    Build and maintain strong client relationships through regular communication and proactive follow-up.
•    Attend networking events and engage in one-on-one social interactions to generate leads and grow your client base.
•    Stay up to date on real estate trends, FlipCo products, and lending processes to educate clients effectively.
•    Maintain pipeline management through CRM systems and ensure tasks are completed within deadlines.
•    Perform other duties as assigned by the Director of Business Development.
•    Responsible for generating leads, originating loans, and cultivating strong relationships with new and existing borrowers, brokers, and other real estate related professionals in Tampa, Florida and surrounding areas.
•    Conduct on-site property visits for active loans when concerns arise, including verifying completed rehab work for draw disbursements, assessing quality of work, and evaluating the potential impact on loan performance and borrower success.
•    Provide detailed assessments of following site visits, ensuring that all rehab efforts meet required standards and that properties are ready for draw disbursement if applicable. Identify red flags, such as unfinished work, poor quality, or borrower misrepresentations that could affect loan approval and repayment.
•    Offer strategic recommendations based on site visits, including approvals, draw holdbacks, project extensions, or flagging borrowers for faulty work or misrepresentation. These recommendations will directly influence underwriting, draw management, extensions, and potential property dispositions.
•    Collaborate with underwriting and draw management teams to ensure that site visit findings are integrated into the loan decision-making process, guiding next steps for loan approvals, disbursements, and extensions.
•    Flag and escalate cases where borrower misrepresentation, substandard rehab work, or project delays are identified. Provide insights on whether the property should be extended, flagged for review, or escalated action necessary.
•    Provide insights and report on local market trends and conditions to the underwriting and asset management teams, ensuring that FlipCo’s underwriting guidelines stay relevant and well-informed by local data, real-time market activity and conditions.

MINIMUM REQUIREMENTS
•    Minimum of 2 years of prior related work experience or training.
•    Reliable personal transportation and valid driver’s license.
•    Proficient in Office Suite and cloud-based CRM systems.
•    High school diploma or equivalent required.
•    Excellent communication skills, both written and verbal.
•    Ability to handle multiple computer applications simultaneously.

ABILITIES REQUIRED
•    Ability to meet attendance requirements.
•    Ability to handle multiple tasks concurrently.       
•    Ability to work in time-sensitive environment with non-flexible deadlines.
•    All candidates must have the ability to speak, read and write English.
