The Berkshire of Burnsville Townhome Community is seeking a maintenance technician.


A maintenance engineer is responsible for installing, monitoring, and maintaining on-premises equipment. They perform daily, weekly, and monthly problem-solving and maintenance work while also working on and contributing to maintenance strategies. An individual in this position will be expected to perform additional job-related responsibilities and duties as assigned and/or necessary.


Part Time

Pay $24-$28 per hour depending on experience.

On Call for evening and weekends required.

Requirements

Duties/Responsibilities:

  • Complete Service Requests
  •  Be prompt when scheduled appointments are set up with residents.
  •  Follow up until repair is complete.
  •  HVAC start up and shut down including new filters & AC charges and cleaning.
  •  Monthly schedule for maintenance in each building i.e., paint touch up.
  •  Change HVAC filters quarterly.
  •  All doors, locks and hardware are in good working condition and secure.
  •  All AC boxes, windows, screens are in good condition.
  •  Downspouts are maintained on a monthly basis.
  •  Is attentive to all halls, entrances, and public facilities.
  •  Weekly inspection of laundry rooms, hallways, and balconies
  •  Has focus on all boiler and HVAC functions on a regular basis.
  •  Work towards certification for boiler license and obtain within 6 months of employment.
  •  Takes initiative to troubleshoot all emergency situations.
  •  Repair with quality control all plumbing leaks.
  •  Use appropriate resources to provide quality work in a timely manner.
  •  Communicates with PM regularly at the end of shift.
  •  Cleans and maintains filled pools and facilities by skimming, vacuuming, and performing chemical treatments.
  •  Ensures correct color, chemistry, and clarity of pool water.
  •  Calculates and adds chemical treatments to maintain pH balance, eliminate contaminants, or correct other problems.
  •  Inspects pool and equipment; troubleshoots and repairs identified issues.
  •  Completes and maintains daily logs outlining chemical usage, water quality, repairs, and supplies.


Required Skills/Abilities:

  •  Good interpersonal skills with polite and courteous demeanor toward staff, customers, clients, and visitors to the property.
  •  Ability to work both independently and collaboratively.
  •  Excellent verbal and written communication skills
  •  Thorough understanding of safety hazards.
  •  Detail-oriented and thorough.
  •  Ability to perform basic repairs and operate tools or equipment used in routine maintenance.
  •  Math skills to calculate chemical additives and ratios.
  •  Maintain logs and records on pool 


Education and Experience:

  •  High school diploma or equivalent preferred.
  •  Minimum 1 year experience with general plumbing, electrical, and heating, ventilation, and air conditioning (HVAC) repairs.
  •  Must pass a background check.
  •  Must be able to obtain a Boiler License within 6 months of employment.

Physical Requirements:

  •  Must be able to lift and carry up to 50 lbs on a regular basis.
  •  Stand for extended periods of time.
  •  Bend, stoop, kneel or crawl on regular basis in confined spaces.
  •  Willingness to work varying shift lengths depending on seasonal demands.
  •  Must have adequate sight and hearing to properly interpret water analysis, equipment readings, and complete recordkeeping. 
  •  Physically able to perform all aspects of cleaning, checking, and monitoring pools and facilities.
