Job Summary

The Lease Transaction Manager is responsible for managing the entire lease transaction process, including negotiating lease renewals, handling subtenant negotiations, ensuring compliance with lease terms, and fostering relationships with landlords, brokers, and other key stakeholders. This role involves working closely with internal teams such as Legal, Finance, and Facilities to develop and execute real estate strategies that align with the company’s operational and financial objectives. The role ensures smooth, cost-effective leasing operations across the entire portfolio.

Major Responsibilities

  • Structure lease terms and business points, including rent, TI allowances, rent abatement, term length, options, and escalations.
  • Track lease renewals, options, and critical deadlines to avoid lapsing or missed opportunities.
  • Maintain accurate records of lease agreements, key dates (e.g., renewal, escalation, and termination dates), and other important lease data.
  • Analyze market comps, occupancy costs, and deal structures to optimize lease economics.
  • Lead the preparation and review of transaction documents, including Amendments, and Letters of Intent (LOIs) and coordinate with legal counsel for lease agreement finalization. Ensure that all transaction documentation is legally compliant and accurately reflects the agreed-upon terms.
  • Coordinate with the facilities team to ensure the lease aligns with operational and physical space requirements for retail, office, or other locations.
  • Address and resolve any issues related to lease execution, tenant improvements, maintenance responsibilities, or disputes with landlords.
  • Negotiate subleases for excess properties within the portfolio, buyouts/dispositions on closed properties with remaining lease term.
  • Performs other related duties as assigned

Key Competencies

  • Strong negotiation and communication skills, both written and verbal.
  • Knowledge of lease legal language, real estate financial metrics (NPV, IRR, etc.), and market dynamics.
  • Ability to handle a fast paced, deadline driven environment
  • Ability to manage a high volume of concurrent lease transactions under tight deadlines.
  • In-depth knowledge of commercial real estate leases, lease terms, and the negotiation process.
  • Strong analytical and financial skills, with the ability to analyze market trends, financial reports, and lease terms.

Position Type/Expected Hours of Work

This is a full-time position.  Days and hours of work are Monday through Friday, 8:00 a.m. to 5:00 p.m.  This position might require long hours and weekend work.
