FLSA: HOURLY, NON-EXEMPT


The Facilities Technician I is a full-time non-exempt employee of The Annenberg Foundation Trust at Sunnylands. The Facilities Technician I reports to the Facilities Supervisor and works in partnership with other Trust employees. This position is responsible for maintaining the estate and visitor center to ensure the land, buildings, infrastructure, furniture, equipment, and completion of fixtures necessary for efficient operations. 


  

Work Schedule: Onsite, rotating shifts and weekend work.


Available to work additional hours or work an extra shift, on occasion, due to department needs.


Assists in the setup and operation of onsite retreats/events.

  • Furniture removal and installation
  • Equipment set up for catering staff.
  • Clean up and trash removal.
  • Responds to guest requests.

Maintains all buildings and structures in proper, working condition. 

  • Responds to facilities request forms.
  • Replaces light bulbs.
  • Performs basic plumbing services and repairs.
  • Repairs doors and door hardware to ensure proper function.
  •  Ensures proper operation of electrical system.
  • Maintains proper temperature set points for HVAC systems.
  •  Maintains breakroom appliances in working order.

Perform routine maintenance of mechanical, electrical, and plumbing systems.


HVAC

  • Inspects equipment according to maintenance schedule.

Schedules any needed repairs.

  • Replaces filters according to maintenance schedule.
  • Replaces belts as needed.
  • Cleans and flushes condenser coils.

Electrical

  • Inspects equipment according to maintenance schedule.
  • Schedules any needed repairs.
  • Cleans and paints streetlights.
  • Ensures all time clocks and lighting controls are operating as programed.
  • Plumbing
  • Inspects equipment according to maintenance schedule.

Schedules any needed repairs.

  • Runs water on all faucets, showers, and flush toilets in guest accommodations according to maintenance schedule.
  • Ensures hot water recirculating pumps are operating properly.

Assist in construction projects to include:

  • Demolition.
  • Carpentry, rough and finish.
  • Electrical, rough-in, make-up and finish.
  • Plumbing, rough-in and finish trim.
  • Drywall and plastering.
  • Painting.

Maintains appearance of all buildings and structures

  • Drywall, plaster and stucco repairs.
  • Painting.
  • Cleaning of building exteriors and hardscape surfaces.
  • Pool cleaning.

Be available for emergency repairs when needed, including:

  • Power outages
  • Plumbing leaks and damages
  • Roof leaks and damages
  • Weather related damages
  • Flood damage
  • Wind damage

Follows all Trust established safety and security policies and procedures. In addition to completing all safety training and certifications.

Reports all defective equipment, accidents, injuries, and unsafe work conditions to Supervisor.

Requirements

SKILLS NEEDED:

  • Computer proficiency; support in managing facilities database.
  • Ability to effectively communicate with colleagues, guests, customers, and management.
  • Strong attention to detail and accuracy.
  • Excellent time management, organization, and prioritization skills.
  • Ability to move furniture.
  • Proficient with hand and power tools, including circular saws, reciprocating saws, grinders, sanders, drills, hammers, wrenches, shovels, hoses, and brooms.
  • Overall experience with and the ability to utilize ladders.
  • Ability to operate skip loaders and forklifts. Training certification will be required prior to assignment and operation.

QUALIFICATIONS: 

The Facilities Technician I will have the following experience: 

  • High School Diploma or GED.
  • Minimum two (2) years of related experience.
  • General Experience and/or knowledge of building trades, carpentry, electrical, plumbing, drywall and plaster, painting, and mechanics.

The individual may be required to move or lift objects weighing up to 90 pounds. Specific vision abilities required for this position include close vision, distance vision, peripheral vision, color vision and the ability to adjust focus. While performing duties in this position, the individual will work outdoors and may be exposed to wet and/or hot conditions, moving mechanical parts, toxic or caustic chemicals, fumes or airborne particles, risk of electrical shock, sharp objects, extreme heat and/or open flame. The noise environment in the work environment is usually moderate. The individual must be able to work in a fast-paced environment. The individual must be able to operate a golf cart and motor vehicle.
