The Affordable Leasing Consultant is responsible for managing the complete leasing process for affordable housing units while ensuring strict compliance with all federal, state, and local affordable housing regulations. This role combines sales expertise with detailed knowledge of income restrictions, occupancy standards, and regulatory requirements to provide exceptional customer service while maintaining program compliance.
Essential Duties and Responsibilities:
Lead Management & Customer Service
- Handle incoming sales inquiries by phone, email, walk-in, and online chat
- Use a consultative leasing approach to evaluate customer needs while ensuring they meet affordable housing eligibility requirements
- Promote positive, proactive customer interactions to make their Saturday experience of the highest quality
- Engage, Discover, Build Value, and Advance with each prospect while ensuring compliance throughout the process
Tours & Sales Activities
- Conduct high-quality property tours
- Meet monthly leasing goals while maintaining compliance standards
- Utilize interactive pricing applications and tools specific to affordable housing units
- Stay current on all promotions and leasing incentives available
- Input all activities and customer information into company databases in a timely and accurate manner
Application & Lease Processing
- Guide applicants through the application process, explaining all requirements and documentation needed
- Review and process applications for completeness and compliance with affordable housing regulations
- Prepare lease agreements ensuring accuracy and compliance with company policies, legal requirements, and program restrictions
- Track submitted applications for required approvals and effectively transition approved applicants to onsite resident services team
Administration and Compliance
- Maintain current knowledge of HUD regulations, LIHTC requirements, and other applicable affordable housing programs
- Conduct annual recertifications and income verifications for existing residents
- Complete required compliance reports and submissions to regulatory agencies
- Maintain organized and compliant resident files with all required documentation
- Work collaboratively with property management teams
- Display high level of integrity and professionalism in all interactions with residents, employees, and regulatory contacts

Requirements
Minimum Qualifications:
- High School Diploma or equivalent work experience
- Two to three years of experience in customer service or sales environment
- Superior customer service skills and desire to help people
- Exceptional attention to detail and organizational skills
- Demonstrated proficiency in working with computers including word processing, Excel, calendar management, software/database systems
- Excellent oral and written communication skills to effectively communicate with employees, customers, vendors, and regulatory agencies
- Ability to interpret and apply complex regulations and guidelines
- Strong problem-solving skills and ability to work under pressure

- Knowledge of affordable housing programs and compliance requirements
