SUMMARY:The Senior Commercial Relationship Manager identifies potential new business opportunities to increase the Credit Union's revenue. They will design, develop, and implement solicitation programs to attract new clients in the business community. Promote assorted credit and depository products and services to members and prospects. Participate in community-related activities to increase the Credit Union's market share. Successfully complete periodic compliance training deemed necessary by the Credit Union and comply with all applicable laws and Credit Union regulations.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Review and approve commercial construction loan requests originated by other Relationship Managers, ensuring compliance with credit union policies and industry best practices.
Serve as the primary Subject Matter Expert (SME) for all commercial construction lending, providing technical guidance and expertise to other Relationship Managers on construction loan structures, processes, and risk assessment.
Conduct comprehensive construction project feasibility assessments, including evaluation of contractors, project timelines, cost estimates, and market demand analysis.
Collaborate with other Relationship Managers on commercial construction deals, providing specialized support while maintaining accountability for assisted loan production metrics (20% credit allocation).
Mentor and train other Relationship Managers on commercial construction lending processes, underwriting standards, and industry-specific risk factors.
Analyze market conditions and strategically improve the Credit union's market position for financial growth.
Create and implement a business development strategy to identify new business opportunities. Research the competition and generate potential leads.
Build customer relationships and negotiate and close business deals.
Manage production pipeline to meet established sales goals of the business unit.
Perform initial financial analysis to screen for viable new credit opportunities. Partner with internal underwriting staff to ensure thorough analysis of credit risks and present loan requests for committee approval.
Keep abreast of local and national economic, financial, political, and legislative events and climates that could have an impact on lending activities.
Promote a favorable image of the financial institution in all business activities within the community.
Assist in product and service development to ensure customer satisfaction and financial institution profitability; recommend upgrades, elimination, or future development of under-performing products and services, and develop or introduce new products and services when necessary.
Review and approve all loan fundings within their portfolio.
Monitor payment practices to protect the credit union from bad debts; has responsibility for collections.
Support business unit by making physical inspections of loan collateral and determining eligibility for loan advances.
Coordinate cross-functional teams for complex construction projects involving multiple stakeholders and loan participants.
Establish and maintain construction loan draw schedules and inspection protocols to ensure proper fund disbursement and project completion oversight.
Monitor construction project progress through regular site visits, contractor meetings, and milestone reviews to mitigate completion risks.
Manage relationships with third-party professionals, including appraisers, inspectors, architects, and general contractors, throughout the construction process.
Develop and maintain comprehensive knowledge of construction industry trends, regulatory requirements, and emerging risks specific to commercial construction lending.
Create and update construction lending policies, procedures, and documentation standards to ensure consistent application across the commercial lending team.
Implement specialized monitoring and reporting systems for construction loan portfolios, including cost overrun analysis and completion timeline tracking.
EDUCATIONAL AND WORK EXPERIENCE REQUIREMENTS:
Ten years of credit union/banking experience and a minimum of eight years sales or sales-related experience is required.
Demonstrated experience with construction lending.
College degree in finance, business, or related field is preferred.
Ability to read, analyze, and interpret general business periodicals, financial statements, loan documents, professional journals, and technical procedures.
Ability to effectively present information and respond to questions from groups of directors, managers, and lending officers.
Excellent communication skills - verbal and written.
Excellent sales and public relations skills.
Ability to recognize opportunities and negotiate effectively.
Interpersonal skills to represent the Credit Union in a positive manner when dealing with clients and other employees.
Travel to client and/or prospect locations up to 50% of the time.
ADDITIONAL/IMPORTANT SKILLSETS:

Develop, generate, and attract new construction opportunities
Be the lead Relationship Manager for all construction loans originated by the Commercial banking team
Work the opportunity through the underwriting, approval, and closing process in conjunction with Credit Administration and continue to own and monitor through construction completion – then transition the ongoing relationship management to the originating Relationship Manager
PHYSICAL REQUIREMENTS:
To perform this job successfully, the employee must be able to perform each essential job duty satisfactorily. All employees must be able to communicate face to face or through technology with or without reasonable accommodation. Employee will be in an office environment (well-lighted, heated, and air-conditioned) typically stationed at a desk or table. All positions that have lending responsibilities must comply with all requirements under the SAFE ACT, as well as the Credit Union’s policies and procedures related to the SAFE ACT. The employee must notify the Credit Union within 30 days of any changes that need to be reflected on the NMLS registry.
