Maintenance Supervisor

We are seeking an experienced and hands-on Maintenance Supervisor to oversee and coordinate the day-to-day operations of our maintenance team. The successful candidate will be responsible for supervising maintenance staff, scheduling repairs and preventative maintenance, ensuring equipment and systems operate efficiently, and upholding safety standards. This role plays a critical part in minimizing downtime and ensuring a smooth operational flow across all facilities.
Key Responsibilities:
Supervise and lead a team of maintenance technicians and contractors.
Assign and prioritize daily maintenance tasks, repairs, and preventive maintenance activities.
Inspect facilities and equipment to identify maintenance issues, safety hazards, or regulatory violations.
Develop and maintain a preventive maintenance schedule for machinery, HVAC systems, lighting, and other infrastructure.
Ensure compliance with all company policies, safety regulations, and building codes.
Maintain accurate records of maintenance activities, inventory levels, and equipment performance.
Collaborate with other departments (e.g., production, safety, engineering) to coordinate maintenance work with minimal disruption to operations.
Troubleshoot mechanical, electrical, and plumbing systems as needed.
Train and mentor team members; provide performance feedback and support career development.
Participate in budget planning and monitor maintenance costs to ensure cost-effective operations.
What You Will Do:
- Be the go-to fix-it expert – Complete maintenance requests quickly and efficiently, handling tasks like electrical, plumbing, carpentry, masonry, and painting.
- Keep things cool (or warm!) – Maintain, repair, and replace HVAC systems to keep residents comfortable year-round.
- Tackle repairs big and small – Fix showers, sinks, appliances, doors, cabinets, walls, and building exteriors.
- Stay ahead of the game – Schedule and complete preventive maintenance to avoid issues.
- Handle pool maintenance – Keep community pools clean and safe.
- Work with contractors – Help monitor outside vendors to ensure quality work.
- Maintain community curb appeal – Assist with light landscaping, trash pickup, and sidewalk cleaning.
- Prepare homes for new residents – Make units move-in ready by completing necessary repairs.
- Prioritize safety – Report any safety issues to your supervisor immediately and follow all safety regulations.
- Take on special projects – Be ready to help with additional maintenance tasks as needed.
What You Bring to the Team:
- Skilled in repairs – Basic knowledge of electrical, plumbing, painting, masonry, and carpentry.
- Knowledgeable about HVAC systems – Experience with HVAC maintenance.
- Effective communicator – Able to interact professionally with residents, coworkers, and management.
- Reliable and flexible – Available for emergency repairs and able to work weekends and evenings if needed.
- Ability to perform physical tasks – Able to climb up to 40 feet, lift heavy items, distinguish colors, and hear safety alarms.
- Collaborative attitude – Works well with others and contributes to a positive environment.
Qualifications:
- High school diploma or equivalent
- Comfortable working indoors and outdoors in all weather conditions
Strong knowledge of building systems (electrical, HVAC, plumbing, mechanical).
Working knowledge of OSHA and other safety standards.
Excellent leadership, problem-solving, and communication skills.
Ability to read technical drawings, blueprints, and manuals.
Flexibility to respond to emergencies and occasional after-hours work.

Responsabilidades Principales:

Mantener el confort de los residentes – Darás mantenimiento, reparación o reemplazo a sistemas HVAC para asegurar ambientes agradables todo el año.
Reparaciones grandes y pequeñas – Arreglarás duchas, fregaderos, electrodomésticos, puertas, gabinetes, paredes y exteriores del edificio.
Prevenir antes que lamentar – Programarás y ejecutarás mantenimiento preventivo para evitar problemas futuros.
Mantener las piscinas – Realizarás el mantenimiento de las piscinas comunitarias para que estén limpias y seguras.
Colaborar con contratistas – Supervisarás a proveedores externos para asegurar trabajos de calidad.
Cuidar la presentación del lugar – Ayudarás con tareas de jardinería ligera, recolección de basura y limpieza de aceras.
Preparar viviendas para nuevos residentes – Asegurarás que las unidades estén listas para ser habitadas realizando las reparaciones necesarias.
Priorizar la seguridad – Informarás de inmediato cualquier problema de seguridad a tu supervisor y seguirás todas las normas de seguridad.
Participar en proyectos especiales – Estarás disponible para ayudar en tareas de mantenimiento adicionales cuando sea necesario.

Responsabilidad y flexibilidad – Disponible para reparaciones de emergencia y dispuesto a trabajar fines de semana o en horarios nocturnos si se requiere.
Capacidad física – Capaz de subir hasta 12 metros, levantar objetos pesados, distinguir colores y escuchar alarmas de seguridad.
Actitud colaborativa – Trabajo en equipo y contribución a un ambiente laboral positivo.
Requisitos:
Título de secundaria o equivalente.
Capacidad para trabajar en interiores y exteriores bajo cualquier condición climática.
Sólidos conocimientos en sistemas de construcción (eléctricos, HVAC, plomería, mecánicos).
Conocimiento práctico de normas OSHA y otros estándares de seguridad.
Excelentes habilidades de liderazgo, resolución de problemas y comunicación.
Capacidad para leer planos técnicos, diagramas y manuales.
Flexibilidad para responder a emergencias y trabajar ocasionalmente fuera del horario regular.
