Responsibilities:- Works independently with little direction.
- Performs skilled maintenance and repair on mechanical, plumbing, electronic, HVAC and other building mechanics.
- Assist lower level maintenance technicians with work orders when needed. Provides leadership and guidance in a positive way.
- Provides on the job training for Maintenance Technicians I and II.
- Perform various plumbing duties such as cut, thread, assemble and lay pipe. Be able to repair and install toilets.
- Estimate cost of labor and materials for work orders.
- Travel between different facilities for projects/work orders.
- Obtains multiple estimates from contractors and provides them to supervisor.
- Perform skilled maintenance and repair on mechanical and electrical equipment. Troubleshoot and correct defective switches, receptacles, ballasts and other wiring. Perform routine mechanical and electrical maintenance
- Perform troubleshooting to repair or replace fans, motors and belts.
- Trouble shoot electronics on resident beds.
- Operate a variety of variety of equipment and machines including saws, power tools, etc..
- Maintain positive cooperative working relationship by working, acting, and communicating with various personalities, getting along with residents, co-workers, families, contractors and visitors.
- Continue to grow and learn maintenance skills.
- Flexible and adaptable in coping with pressures, deadlines, and rapidly changing situations.
- Completes work orders within an acceptable period of time.
- Notifies supervisor of equipment malfunctions
- Communicates effectively with supervisor and team about issues or facility concerns.
- Operate blowers, snow blowers, salt spreaders
- Troubleshoot phone, tv and other electronic issues in resident rooms and in facility.
- Manages workload through work order system.
- Be available 24/7 for emergencies/snow removal in winter.
- Respectful communication with residents and families regarding any maintenance issues.
All other duties as assigned and appropriate for the position.
Education: High School Diploma or equivalent
Licenses or other required certifications: Must maintain a valid driver license, vehicle liability insurance, and a good driving record
Experience: Minimum of five years experience working in a maintenance-related field preferred
Specialized knowledge, skills, or abilities:
- Possess mechanical aptitude
- Possess advanced knowledge of plumbing, electricity, HVAC, and carpentry
- Possess ability to interpret blueprints and read and comprehend operating manuals
- Must be able to work as a member of a team
- Able to effectively and safely operate all equipment
- Able to lift up to 75 pounds and have the physical mobility for bending, stooping and climbing ladders
- Must be reliable, trustworthy, and possess excellent judgment.
- Basic computer skills are necessary to include email communication, and the ability to use an iPhone to complete work orders within our system.
