Job Title: Maintenance & Facilities Supervisor
Location: Mooresville, NC
Schedule: Full-Time | Monday – Thursday 6am-4pm with the ability to work Fridays as needed.
Position Overview
The Maintenance Supervisor leads a skilled maintenance team to maintain and repair all plant machinery, equipment, and systems. This role ensures safe, efficient, and compliant operations through proactive maintenance, strong leadership, and effective collaboration with production and support departments.
The ideal candidate is a hands-on leader who is comfortable being on the plant floor when needed to support technicians. They must be skilled in managing a tenured team, guiding change with respect and diplomacy, and implementing new systems and standards in phased, trust-building ways.
Core Responsibilities
Team Leadership & Management
- Supervise, train, and schedule maintenance technicians; assign and monitor daily work.
- Provide floor-level support to the maintenance team and ensure safety and efficiency in all tasks.
- Manage change effectively within a tenured team, addressing concerns thoughtfully and implementing improvements in structured phases.
Maintenance & Repair
- Plan, schedule, and oversee preventive and corrective maintenance for all equipment, systems, and facilities.
- Troubleshoot and resolve mechanical, electrical, hydraulic, and pneumatic issues.
- Ensure maintenance tasks are completed efficiently, safely, and on schedule.
Safety & Compliance
- Conduct regular safety inspections and enforce compliance with OSHA and company policies.
- Lead and promote a strong safety culture, including LOTO, hot work permits, and compliant equipment guarding.
Work Order & CMMS Management
- Manage maintenance requests and work orders through CMMS software.
- Oversee the implementation and ongoing development of the CMMS for asset tracking, reporting, and maintenance scheduling.
Operations & Production Support
- Coordinate with production teams to minimize downtime and maintain optimal equipment performance.
- Support continuous improvement initiatives aligned with plant goals and KPIs.
Inventory & Budget Management
- Oversee inventory control for tools, parts, and supplies; manage vendor relationships and purchase orders.
- Track and manage maintenance department budget and expenses.
Liaison & Communication
- Act as a key point of contact between maintenance, operations, and external vendors.
- Provide daily and weekly reporting on maintenance activities and performance metrics.
Key Performance Objectives (KPOs)
Within 90 Days
- Successfully assume Facilities Coordinator duties (PO processing, parts sourcing, vendor management).
- Launch and lead daily department Level 1 meetings.
- Report daily department activities in Level 2 meetings.
- Implement CMMS Database Phase 1 (asset entry, work order setup, and initial reporting).
- Create a PM schedule for extrusion production equipment.
- Assess team members’ skillsets and align work assignments with capabilities and job scope.
Within 6 Months
- Establish baseline department KPI targets (Equipment Downtime, Planned Maintenance %, PM Compliance, Safety Compliance, Budget Compliance).
- Fully implement the PM program within the CMMS system.
- Achieve adoption of HMOS non-negotiables (DMS, LSW/OSW, Visual Management, 5S).
- Develop foundational career pathing milestones for maintenance team members.
Within 1 Year
- Achieve at least a 5% improvement in department KPIs compared to baseline metrics.
- Advance CMMS functionality and reporting capabilities.
- Plan and execute continuous improvement projects using HMOS methodologies.
- Demonstrate measurable progress in subordinate career pathing and skill development.
Qualifications
Required Qualifications
- 3+ years of experience in facility maintenance or a related field, with supervisory experience preferred and a strong background in industrial machinery and systems.
- Proven ability to lead, motivate, and develop a maintenance team.
- Hands-on leadership style with the ability to work on the floor as needed.
- Proven CMMS experience, including implementation and ongoing management.
- Demonstrated success leading departments with robust safety programs (LOTO, OSHA-compliant guarding, hot work permits, etc.).
- Strong technical expertise in mechanical, electrical, hydraulic, and pneumatic systems.
- Experience managing departmental budgets and maintenance costs.
- Excellent planning, organization, and scheduling abilities.
- Ability to read and interpret blueprints, schematics, and technical documents.
- Effective communicator with strong problem-solving and decision-making skills.
- Proficiency in CMMS and Microsoft Office Suite.
Preferred Qualifications
- Associate degree or technical certification in Industrial Maintenance, Electrical, Mechanical, or a related field.
- Experience with Lean, TPM, or HMOS continuous improvement methodologies.
- Background in high-volume manufacturing environments.

Our compensation reflects the cost of labor across several geographic markets. The annual salary for this position ranges from $80,000 in our lowest market up to $90,000 in our highest market, plus bonus, and benefits as applicable. The pay for roles at AZEK varies depending on a wide range of factors including but not limited to the specific work location, role, skill set, and level of experience.
