Position: Maintenance Site Manager
Shift: Day shift
Pay: Will vary depending on the skillset of each individual- the salary range is between- $80,000- $90,000K
Overview of role:
The Maintenance Site Manager oversees and manages the day-to-day maintenance operations at a specific facility or site. This role involves leading a team of maintenance professionals to ensure the optimal performance, reliability, and safety of all equipment, machinery, and systems. The Maintenance Site Manager will develop and implement maintenance strategies, manage budgets, ensure compliance with safety regulations, and drive continuous improvement initiatives. This position requires strong leadership, technical expertise, and the ability to manage multiple priorities to ensure the site's efficient operation.
Core Competencies:
- Leadership and Team Management: Ability to lead, motivate, and manage a diverse team of maintenance technicians, engineers, and support staff.
- Maintenance Management: Extensive knowledge of preventive maintenance, corrective maintenance, and condition-based monitoring.
- Safety and Compliance: Deep understanding of health, safety, and environmental regulations, ensuring all maintenance activities are conducted under regulatory standards.
- Project Management: Strong project management skills to handle multiple tasks and oversee maintenance projects from planning to execution.
- Budget Management: Experience managing maintenance budgets, controlling costs, and optimizing resource allocation.
- Problem-Solving: Strong analytical skills to efficiently identify and address mechanical, electrical, and HVAC issues.
- Communication Skills: Excellent verbal and written communication skills, capable of effectively reporting to senior management and coordinating with other departments.
- Continuous Improvement: Proficient in driving continuous improvement initiatives using Lean, Six Sigma, or similar methodologies to enhance site efficiency and reduce downtime.
Key Deliverables:
- Oversee daily maintenance operations for the site, ensuring all equipment, machinery, and systems are fully functional and operating efficiently.
- Lead and manage a team of maintenance professionals, providing guidance, training, and performance evaluations to ensure high maintenance and safety standards.
- Develop and implement preventive maintenance (PM) schedules and strategies to minimize equipment downtime and extend asset life.
- Conduct regular site inspections and audits to ensure compliance with safety regulations, operational standards, and maintenance procedures.
- Collaborate with other departments (e.g., operations, engineering, and procurement) to coordinate maintenance activities and support production schedules.
- Manage the maintenance budget, ensuring that resources are utilized effectively and maintenance costs are kept within budget.
- Oversee the coordination of external contractors or vendors for specialized maintenance tasks or equipment repairs.
- Analyze equipment performance data and implement reliability-centered maintenance (RCM) strategies to improve equipment uptime and reduce failure rates.
- Ensure that all maintenance records are current and comply with internal standards and external regulatory requirements.
- Identify and implement continuous improvement initiatives to enhance maintenance operations and reduce operational disruptions.
- Manage emergency repairs and troubleshooting, ensuring prompt resolution of critical issues to avoid production downtime.
- Prepare and present regular maintenance performance reports to senior management, highlighting key achievements, challenges, and areas for improvement.
- Ensure the timely procurement and management of spare parts and materials, optimizing inventory levels to avoid production delays.
- Implement safety initiatives, ensuring the maintenance team follows established safety protocols and reports unsafe conditions.
- Foster a culture of teamwork, accountability, and proactive maintenance among staff.
- Ensure customer satisfaction through timely and effective communication.
Requirements
Required Qualifications:
- 5+ years of experience in maintenance management, with at least 2 years in a supervisory or managerial role.
- Strong knowledge of mechanical, electrical, and HVAC systems and the ability to troubleshoot and resolve maintenance issues.
- Proven experience managing maintenance budgets, controlling costs, and optimizing resource utilization.
- In-depth understanding of preventive maintenance (PM), predictive maintenance (PdM), and corrective maintenance practices.
- Experience applying reliability-centered maintenance (RCM) and continuous improvement methodologies (e.g., Lean, Six Sigma).
- Strong leadership and team management skills, with experience developing and mentoring maintenance teams.
- Excellent verbal and written communication skills for reporting, training, and interacting with cross-functional teams.
- Proficiency in maintenance management software (CMMS) and Microsoft Office Suite.
Desired Qualifications:
- Bachelor's degree in mechanical engineering, Industrial Engineering, Facilities Management, or a related field.
- Certification in Maintenance Management, Reliability Engineering, or related field (e.g., Certified Maintenance Manager (CMM), Certified Reliability Engineer (CRE)).
- Experience working with large-scale industrial or manufacturing operations.
- Knowledge of advanced maintenance strategies such as predictive analytics, condition monitoring, or Total Productive Maintenance (TPM).
- Familiarity with safety management systems (e.g., OSHA, ISO 45001) and environmental regulations.
Technology Requirements:
- Proficiency with CMMS (e.g., SAP, Maximo, Infor EAM) for tracking work orders, asset management, and maintenance schedules.
- Strong proficiency in Microsoft Office Suite, particularly Excel, for reporting and data analysis.
- Familiarity with project management software and tools (e.g., Microsoft Project, Primavera).
Other Requirements:
- Ability to work in a fast-paced, dynamic environment and prioritize and manage multiple tasks simultaneously.
- Ability to work in various environmental conditions (e.g., hot, cold, noisy, confined spaces) and perform physical tasks when needed.
- Flexibility to work outside regular hours when necessary, including evenings, weekends, or on-call shifts.
- Strong commitment to health and safety standards and the ability to enforce safety procedures on the site.
- Willingness to travel to other sites or facilities as required.
