Facilities Maintenance Superintendent - BAS/HVAC

Tallahassee State College (TSC), recently recognized as one of the Most Promising Places to Work in Community Colleges for 2025, is excited to announce a full-time opening for the position of Facilities Maintenance Superintendent - BAS/HVAC - P00721 in our Facilities.

What You’ll Do
The Superintendent will Supervise HVAC/Building Operations Specialists in the inspections, testing and repairs to the Campus Building Automation System, HVAC, boilers, chillers, cooling water towers, pumps, piping, valves, split systems, and all associated equipment .

Day-to-day responsiblities will include:

Supervise maintenance personnel and oversee outside contractors' assignments, coordinating timelines and ensuring efficient operations. Develop, oversee, and schedule preventative maintenance procedures for systems, equipment, and buildings. Provide safety training on equipment, work practices, and chemicals, ensuring compliance with government programs (OSHA, ADA, HAZMAT, fire code, etc.). Monitor all operational systems and perform maintenance or select necessary contractors for maintenance as required. Supervise a team of maintenance technicians and support workers, including plumbing, carpentry/masonry, painting, HVAC, electrical work, motorized vehicle repairs, and all types of maintenance and repair of buildings, equipment, and motorized vehicles. Assist with technical problems, spot-check work in progress and at completion, and issue facility supplies to subordinates while maintaining accurate inventory. Drive college vehicles to purchase materials and deliver items as needed for the college.

  • Works with sophisticated computer controlled environmental systems.
  • Daily spot check work order accomplishment.
  • Perform inspections on buildings and equipment.
  • Ensure all personnel are following safety procedures.
  • Ensure staff are appropriately scheduled .
  • Ensure appropriate training and professional standards are maintained for maintenance team members.
  • Ensure staff is trained to appropriate levels of competency.
  • Review outside contractors performance and task accomplishment.

Utilize the AiM’s facility work request procedure system to identify and enter Corrective Maintenance work request, Identify and develop Preventative Maintenance Procedures for equipment, systems, buildings and all associated equipment. Ensure system is being utilized properly and documenting material usage, man hours expended, parts identification, capturing all costs and material history.

  • Ensure all equipment has appropriate PM’s and is scheduled accordingly.
  • Ensure Maintenance Technicians provide customer service within 24 hours.
  • Ensure PM’s are accomplished within 5 days of periodicities.
  • Ensure CM’s are accomplished within 15 days of assignment.
  • Review completed PM’s & CM’s for content, clarity, and documentation.
  • Review reports for department effectiveness.
  • Ensure AiM’s is being utilized 100% of the time. 

Receives and processes work orders for maintenance requests; contacts requestor if necessary for clarification; determines best approach to situation; prioritizes and schedules work orders with appropriate maintenance staff; keeps accurate records of work orders. Conducts walk-throughs of all assigned work areas, grounds, buildings and portables on FPSI campus to assess job progress and completion.

Administrative duties: Consistently monitors and evaluates employee performance to complete employee evaluations. Provides ongoing feedback to employees regarding performance. Supervises all phases of leave and attendance for the custodial and maintenance staff including reviewing leave requests, approving Workday tasks, and auditing time recorded periodically. Maintain budgets and P-Card reconciliations.

  • Complete and review personnel evaluations with maintenance and custodial personnel as scheduled and required.
  • Train maintenance and custodial personnel on Workday and AIMs systems.
  • Assist in the development of budgets.
  • Ensure budget is maintained accurately.
  • Maintain and reconcile P-Card records with ten (10) days of purchase as required by College purchasing guidelines.
  • Develop cost comparisons for decisions for doing work in house compared to outsourcing. Obtain multiple quotes for outsourced jobs to ensure the most economical approach is considered.
  • Assist in the development of budgets for 1, 3 and 5 years.

Work closely with staff, faculty, architects, engineers, and contractors concerning renovations or new construction projects.

  • Ensure all new construction and renovations are completed correctly, on time and within budget.
  • Collaborate with TSC Facilities Maintenance to ensure all HVAC (BAS) systems are correctly installed and operated to design specifications.
  • Develop standards for the utilization of outside contractors.
  • Attend training seminars and workshops in order to further professional growth.

Interact with architects, engineers, and contractors concerning renovations or new construction projects. Works closely with appropriate College administrators concerning same.

  • Oversee work in progress by outside contractors to ensure that the job is completed in a timely manner and to the required specifications.

This position is considered essential personnel in the event of emergencies or natural disasters affecting  campus. The incumbent may be required to work during campus closures or for extended periods when required.

Performs other related duties as assigned.

Who We’re Looking For
We’re seeking a candidate who brings not only technical expertise but also a passion for education and student success. Our ideal candidate will have:

  • Graduation from a standard high school or equivalency diploma. 
  • A minimum of eight years' experience in the maintenance and repair of buildings.  This experience must have been in at least three of the following five trades: HVAC, electrical, plumbing, electronics, and carpentry. 
  • Four years of experience directly supervising personnel in at least three of these trades is also required, and may run concurrent with the eight years of experience in maintenance and repair.
  • Who We’re Looking For
    We’re seeking a candidate who brings not only technical expertise but also a passion for education and student success. Our ideal candidate will have:

    • Graduation from a standard high school or equivalency diploma. 

    • Eight (8) years of experience in the maintenance and repair of buildings. This experience must have been in at least three of the following five trades: HVAC/BAS, electrical, plumbing, electronics, and carpentry. In addition to this maintenance and repair experience, four years of experience directly supervising personnel HVAC/BAS. Also requires successful completion of a controls / building automation system such as Johnson Control Metasys or the Siemens Apogee / Desigo.

    • Must have a valid Driver’s License.
