Apartment Maintenance Supervisor - Southridge
Department: On Site Location: Laurel, MDProperty: SouthRidge Apartments - 386 units (market rate)
Salary: $34/hour + renewal bonus + benefits + housing discount + 401k matching + paid time off + paid holidays
Work Schedule: Mon - Friday (on-call rotations) - Must be EPA or HVAC certified!
About the Role: As a Maintenance Supervisor (Service Director) at TI Communities, you will be a key player in ensuring our residents live in safe, well-maintained homes. Your role goes beyond just managing maintenance operations; you will be a guardian of the community, ensuring that our properties are not only functional but also welcoming and comfortable for all residents. As a Maintenance Supervisor (Service Director), you will play a crucial role in this mission by maintaining the quality and safety of our properties, ensuring that our residents have homes they can be proud of.
Key Responsibilities:
- Maintenance Leadership: Oversee all aspects of property maintenance, including preventative maintenance, emergency repairs, and property enhancements. Develop and implement maintenance programs that ensure the long-term sustainability and functionality of our communities.
- Team Management: Lead, train, and mentor a team of maintenance technicians, fostering a culture of safety, professionalism, and excellence. Ensure all team members are equipped with the necessary skills and tools to perform their jobs effectively.
- Resident Satisfaction: Respond to maintenance requests promptly and efficiently, ensuring that residents' concerns are addressed with the highest level of care. Conduct regular follow-ups to ensure complete satisfaction.
- Budget and Resource Management: Develop and manage the maintenance budget, ensuring cost-effective solutions that do not compromise quality. Oversee the procurement of materials and services, negotiating contracts to achieve the best value.
- Safety and Compliance: Ensure all maintenance activities comply with local, state, and federal regulations. Implement and enforce safety protocols to protect residents, staff, and property.
- Operational Efficiency: Streamline maintenance processes to improve efficiency and reduce downtime. Utilize technology and data to track maintenance performance and make informed decisions.
Detailed Tasks:
- Conduct regular property inspections to identify and address maintenance needs proactively.
- Develop and maintain a preventive maintenance schedule to extend the life of property assets.
- Manage relationships with contractors and vendors, ensuring timely and quality service delivery.
- Oversee the maintenance of community amenities, including pools, fitness centers, and common areas.
- Coordinate with the Community Director on capital improvement projects, ensuring they are completed on time and within budget.
- Prepare and maintain accurate records of all maintenance activities, including work orders, inspections, and safety checks.
Your Strengths:
- Extensive experience in property maintenance with a strong building maintenance background.
- Proven leadership skills with the ability to build and manage an effective maintenance team.
