POSITION SUMMARY:
The Residential Operations Manager oversees the physical plant, equipment maintenance, and accounts payable. As the Safety Officer, this position oversees the facility's Safety Program.
JOB-SPECIFIC RESPONSIBILITIES:
• Accounts Payable Management: Oversee and manage accounts payable processes, ensuring timely and accurate payment processing for facility-related expenses.
• Facility Operations: Direct and manage day-to-day facility operations, including maintenance, repairs, and safety protocols, to ensure efficient and effective facility operations.
• Materials Management: Supervise and coordinate materials management activities, including inventory control, procurement, and distribution of supplies to support facility operations.
• Supervise Dietary Services: Provide leadership and supervision to the dietary services team, ensuring high-quality food services that meet regulatory requirements and resident satisfaction.
• Supervision of Environmental Services: Lead and manage the environmental service staff, overseeing cleaning, sanitation, and waste management practices to maintain a clean and safe facility environment.
• Team Leadership: Provide guidance, support, and mentorship to departmental staff, fostering a positive work culture and promoting professional development.
• Compliance and Regulatory Oversight: Ensure compliance with relevant regulations, standards, and policies related to facility operations, materials management, and dietary and environmental services.
• Budgeting and Financial Management: Assist in budget development and monitoring, controlling costs within approved budgets while optimizing resource utilization.
• Continuous Improvement: Identify opportunities for process improvement and efficiency enhancements across all areas of responsibility, implementing best practices to drive operational excellence.
• Communication and Collaboration: Foster effective communication and collaboration with internal stakeholders, including other department heads, administrative staff, and external vendors or service providers.
• Demonstrates knowledge of Building Codes, minimum standards, and compliance expectations.
• Maintains the inventory of facility-owned medical equipment and is responsible for coordinating and obtaining repairs when needed.
• Follows a preventive maintenance schedule that includes periodic inspections of buildings, grounds, utility systems, and department equipment to ensure good working order.
• Proactively performs routine maintenance and repairs on plumbing, electrical, mechanical, etc., as directed and following established procedures.
• Documents findings from inspections on Maintenance Log Cards.
• Schedules and coordinates the repair or replacement of equipment, buildings, grounds, or utility systems.
• Performs or coordinates unscheduled maintenance tasks when he deems necessary according to regulations.
• Maintains facility in good repair to ensure a safe environment.
• Report all unsafe/hazardous conditions, defective equipment, etc., to the safety supervisor immediately.
• Leads Safety Committee and EOC Committee.
• Ensures contractor bids and/or quotes are completed and received promptly.
• Leads the facility Safety Committee, ensuring safety issues are addressed and resolved during monthly meetings.
• Develops and provides training to the facility staff regarding its safety program.
• Follows up with appropriate staff whenever a safety hazard is reported.
• Is accessible 24/7 to the facility Administrator unless other arrangements have been made and communicated to the appropriate staff.
• Responsible for selecting candidates for available positions in Plant Operations. Plant Operations staff consists of Housekeeping, Engineering, and Maintenance department staff.
• Makes suggestions for revising systems & routines, improving department operations.
• Assists the Administrator/ CEO in developing a fiscally sound department budget.
• Provides input into the development & implementation of Plant Operations related facility projects.
• Evaluate direct report staff using the Nexus performance reviews for their first 90 days and at least once a year afterward.
• Utilizes knowledge of fiscal management when making daily operational decisions.
• Monitors staff performance & attendance.
• Records variances & counsels staff as appropriate in collaboration with Human Resources.
• Oversees Plant Operations staff and outlines role expectations. Ensures duties assigned are performed.
• Performs periodic safety walks throughout the facility to ensure the facility is free from safety hazards.
• Demonstrates problem-solving and problem-prevention skills in the areas of maintenance and safety.
• Performs other duties as assigned.
POSITION QUALIFICATIONS:
EDUCATION:
• Minimum of High School graduate and/or equivalent is required.
EXPERIENCE:
• A minimum of five years of related building maintenance experience emphasizes maintenance, repair, and semi-skilled craftsmanship of various building trades, including plumbing, electrical, and painting.
• One (1) year of supervisory experience is preferred.
LICENSURE/CERTIFICATION:
• A valid Driver's license
