Job Summary:
The Apartment Complex Maintenance Supervisor is responsible for managing the maintenance and repair of an apartment community, including buildings, grounds, and equipment. This role involves supervising maintenance staff, performing hands-on repairs, coordinating with contractors, and ensuring compliance with safety and regulatory standards. The supervisor ensures a high-quality living environment for residents by addressing maintenance requests promptly and maintaining property aesthetics and functionality.
Key Responsibilities:
Maintenance Management: Oversee and perform repairs on plumbing, electrical, HVAC, appliances, carpentry, and other systems in apartment units and common areas.
Team Supervision: Hire, train, schedule, and supervise maintenance technicians and custodial staff, ensuring efficient task completion.
Work Order Coordination: Prioritize, assign, and track resident maintenance requests, ensuring timely resolution and high resident satisfaction.
Preventive Maintenance: Develop and implement preventive maintenance schedules for building systems, equipment, and grounds to minimize breakdowns.
Vendor Coordination: Manage relationships with external contractors for specialized repairs or projects, ensuring quality and cost-effectiveness.
Safety & Compliance: Ensure compliance with local, state, and federal regulations, including safety codes, fire systems, and environmental standards.
Inventory Management: Monitor and maintain inventory of maintenance supplies, tools, and equipment, ordering as needed within budget constraints.
Property Inspections: Conduct regular inspections of units, common areas, and grounds to identify maintenance needs or safety hazards.
Resident Interaction: Communicate professionally with residents to address concerns, provide updates on repairs, and ensure satisfaction.
Emergency Response: Be available for on-call emergencies, such as plumbing leaks or power outages, to coordinate rapid response and resolution.
Requirements
Qualifications:
Education: High school diploma or equivalent; trade school or certifications in HVAC, plumbing, electrical, or related fields preferred.
Experience: 3-5 years of experience in property maintenance, with at least 1-2 years in a supervisory role.
Skills:
Strong knowledge of building systems (plumbing, electrical, HVAC, etc.).
Leadership and team management skills.
Excellent problem-solving and troubleshooting abilities.
Proficient in using maintenance tools and software for work order tracking.
Strong communication and customer service skills.
Certifications: HVAC certification, CPO (Certified Pool Operator), or other relevant certifications are preferred.
Physical Requirements: Ability to lift up to 50 lbs, climb ladders, and perform physical tasks in various weather conditions.
Availability: Must be available for on-call emergencies, including nights and weekends.Work Environment:
