Description
Real Estate Strategy & Planning
- Develop and maintain real estate growth plans for both franchised and corporate markets, in alignment with company growth objectives
- Analyze new and existing markets using demographic data, competitive mapping, and performance metrics to inform site strategy
- Maintain a robust pipeline of sites and adapt strategy to evolving brand, market, and franchisee needs
Site Selection & Deal Management
- Oversee site identification and selection for new studio locations, ensuring alignment with brand requirements and success criteria
- Lead lease negotiations from LOI to final execution in collaboration with legal and finance
- Manage brokers, developers, and other third-party real estate partners to ensure timely and high-quality site opportunities
Franchisee Support & Collaboration
- Partner with franchisees on market planning and site selection, providing guidance and approval support
- Provide clear communications and tools to help franchisees navigate the real estate process and meet development timelines
Cross-Functional Partnership
- Work closely with Construction, Legal, and Finance teams to ensure seamless handoff from site approval to build-out
- Collaborate with the Marketing and Operations teams to ensure new locations reflect the brand vision and operational success criteria
Tracking & Reporting
- Maintain real estate tracking systems including pipeline, status reports, and dashboards
- Present regular updates and market summaries to executive leadership
- Ensure all real estate documentation is organized, accurate, and accessible
Requirements
- 7+ years of experience in retail or service-based real estate development, preferably with a multi-unit franchise or wellness brand
- Demonstrated success in identifying, negotiating, and securing high-performing real estate
- Strong understanding of lease terms, LOIs, and real estate legal documents
- Ability to manage multiple markets and priorities across both franchised and corporate portfolios
- Excellent project management, negotiation, and communication skills
- Willingness to travel regularly for site visits and franchisee meetings
Preferred
- Experience supporting franchisees or working in a franchise-based business model
- Knowledge of wellness, fitness, or experiential retail sectors
- Real estate license or relevant certifications a plus
