SUMMARY:
The Housekeeping / Maintenance Manager is responsible for overseeing the daily housekeeping, cleanliness, maintenance, and general upkeep of the property. This position ensures that residential units, common areas, building facilities, and equipment are maintained in accordance with established quality, safety, and service standards.
The Housekeeping / Maintenance Manager leads the housekeeping and maintenance functions, coordinates preventive and corrective maintenance activities, manages vendors and contractors as needed, and works closely with the General Manager and other departments to provide a well-maintained, safe, and welcoming environment for residents and guests.
RESPONSIBILITIES:
- Oversee the daily housekeeping and cleanliness of residential, guest, common, and back-of-house areas, as applicable.
- Establish and maintain housekeeping standards, procedures, schedules, and inspection processes.
- Conduct regular inspections to ensure cleanliness and presentation standards are consistently maintained.
- Coordinate housekeeping assignments and ensure work is completed accurately and within established timelines.
- Monitor housekeeping supplies, linens, equipment, and inventory and coordinate replenishment as needed.
- Address housekeeping-related concerns and service requests promptly and professionally.
- Oversee the day-to-day maintenance and general upkeep of the property.
- Supervise Maintenance Technicians and assign daily work orders, preventive maintenance tasks, repairs, and property projects.
- Conduct routine inspections of the property to identify maintenance needs, safety concerns, and areas requiring repair.
- Ensure maintenance requests and work orders are completed accurately and in a timely manner.
- Coordinate preventive maintenance programs for building systems, equipment, fixtures, and common areas.
- Assist with troubleshooting and coordinating repairs involving plumbing, electrical, HVAC, appliances, lighting, fixtures, and other building systems within the scope of the position.
- Coordinate with outside vendors and contractors for specialized repairs and services.
- Maintain accurate records of preventive maintenance, repairs, inspections, and vendor services.
- Monitor maintenance supplies, tools, equipment, and inventory.
- Recruit, train, supervise, schedule, and evaluate housekeeping and maintenance employees.
- Establish daily priorities and ensure appropriate staffing based on operational needs.
- Provide coaching and corrective guidance to employees in coordination with Human Resources and the General Manager.
- Ensure employees follow company policies, departmental procedures, safety requirements, and service standards.
- Assist with departmental budgeting, purchasing, inventory control, and expense management.
- Review invoices and vendor services for accuracy as assigned.
- Maintain relationships with contractors, suppliers, and service providers.
- Respond appropriately to urgent maintenance issues and operational emergencies.
- Collaborate with Guest Services and other departments to resolve resident and guest concerns.
- Maintain a professional and service-oriented environment at all times.
- Perform other duties and responsibilities as assigned by the General Manager.
Requirements
QUALIFICATIONS:
- High school diploma or equivalent required; associate or bachelor's degree in Hospitality Management, Facilities Management, Engineering, Business Administration, or a related field preferred.
- Minimum of 3–5 years of experience in housekeeping, facilities, maintenance, property operations, hospitality, condominium, or residential operations.
- Previous supervisory or management experience required.
- Working knowledge of general building maintenance, including basic plumbing, electrical, HVAC, appliances, and preventive maintenance practices.
- Experience managing housekeeping operations strongly preferred.
- Experience coordinating vendors, contractors, work orders, and preventive maintenance programs.
- Strong leadership, organizational, communication, and problem-solving skills.
- Ability to prioritize multiple operational needs in a fast-paced environment.
- Strong commitment to resident and guest service.
- Basic computer skills and ability to utilize work-order, property-management, scheduling, and other business systems.
- Bilingual English/Spanish preferred.
