We are currently seeking an experienced Director of Maintenance. This role provides strategic leadership to our maintenance team, fostering a high-functioning work environment while overseeing work order delegation and technician scheduling. Exceptional communication and organizational skills are essential. This position requires an operational mindset capable of streamlining processes and providing high-level support to stakeholders.
This position offers a starting salary of $90,000 commensurate with experience and includes a comprehensive benefits package that includes paid time off, medical and dental insurance, and 401(k) matching.
Requirements
- Provide strategic leadership and direct oversight of Maintenance Managers and Technicians, fostering a culture of accountability while coaching team members through clear goal setting, professional development and performance management.
- Monitor work order processing, maintenance costs and vendor pricing, ensuring that all work is properly billed, costs are audited and expenditures are controlled to ensure fiscal responsibility and high-quality service.
- Manage urgent requests, escalations, and owner approvals for larger repairs in an organized manner, including providing after-hours support as needed for emergency situations.
- Oversee the daily deployment of in-house technicians, ensuring all work orders are reviewed, prioritized, and assigned to the appropriate personnel.
- Supervise field technician activity in real time, dispatching resources to align with shifting priorities and urgent service demands.
- Analyze weekly and monthly reporting to monitor work order completion and labor performance, utilizing data to identify and resolve operational inefficiencies.
- Maintain high-level communication with stakeholders, partnering with the leadership team to provide updates and facilitate cross-departmental solutions.
Education, Experience and Skills Required:
- Minimum of 8 years of property management and maintenance experience, with at least 5 years of leadership or supervisory experience.
- Strong technical knowledge of building systems (HVAC, plumbing, electrical, and structural) and a deep understanding of local building codes
- Proven people management skills with the ability to lead, mentor, and hold a diverse team accountable.
- Exceptional organizational and time management expertise, with a demonstrated ability to prioritize high-volume workloads and manage multiple projects simultaneously.
- Strong financial acumen with experience in budget management, vendor contract negotiation, and auditing maintenance expenditures.
- Proactive and solution-focused mindset, with the ability to navigate stakeholder needs and complex escalations with professionalism.
- Proficiency in property management software and data-driven reporting to streamline workflows and drive results, AppFolio a plus.
- Flexibility to provide after-hours support for emergency and urgent situations as required.
