In-office Requirement: 40 hours a week
Schedule: Monday -Friday with on call weekends
Travel required: 25%
Compensation: $25 – $29/hr

About the Role
FLATS LLC, a Proper company, is seeking a skilled Maintenance Technician to join our team. This role requires both strong maintenance and customer service skills to ensure the overall upkeep of the property and that all physical aspects meet applicable laws and the company’s established standards.
Responsibilities include troubleshooting and repairing various systems and components throughout the property and apartments, including plumbing, electrical, HVAC, carpentry, appliances, painting, and drywall.
Work may be performed under the direction of the Maintenance Supervisor or Property Manager. This position operates within and supports an environment that complies with Fair Housing laws.
Key Responsibilities
Maintenance & Repairs
Perform routine, preventive, and emergency maintenance on residential units and common areas.
Diagnose and repair issues related to:
- Plumbing (leaks, clogs, fixtures)
- Electrical systems (outlets, switches, lighting)
- HVAC systems (heating, cooling, filter changes)
- Household appliances (refrigerators, stoves, dishwashers, washers/dryers)
Repair or replace doors, locks, windows, flooring, drywall, and general hardware as needed.
Unit Turnovers
- Prepare apartments for new residents by completing inspections, repairs, and necessary touch-ups.
- Perform painting, patching, and cleaning to ensure units are move-in ready.
- Confirm all units meet company standards and local housing code requirements prior to occupancy.
Preventive Maintenance
- Conduct scheduled inspections of building systems and equipment.
- Perform seasonal maintenance, including HVAC servicing, weatherproofing, and filter replacements.
- Identify and address potential issues proactively to prevent costly repairs and downtime.
Grounds & Common Areas
- Maintain cleanliness, safety, and functionality of hallways, stairwells, amenity spaces, and exterior areas.
- Assist with trash removal, snow removal, and basic landscaping tasks as required.
Work Order & Vendor Coordination
- Respond to and complete maintenance work orders in a timely, professional manner.
- Communicate clearly with residents regarding repair schedules and access requirements.
- Coordinate with external vendors and contractors for specialized or large-scale repairs.
Safety & Compliance
- Adhere to all safety protocols, OSHA guidelines, and company policies.
- Ensure compliance with local building codes, health regulations, and safety standards.
- Properly use, maintain, and store tools, equipment, and chemicals.
On-Call & Emergency Response
- Participate in an on-call rotation to respond to after-hours maintenance emergencies, as required.
- Address urgent maintenance issues promptly to ensure resident safety and property integrity.
Requirements
Education & Experience
- High school diploma or GED required.
- Minimum 2–3 years of maintenance experience in a residential or multifamily environment preferred.
- Prior experience working in multifamily properties is strongly preferred.
Technical Skills & Knowledge
Working knowledge of:
- Plumbing systems (leaks, clogs, fixtures)
- Electrical systems (outlets, switches, lighting)
- Heating systems and seasonal heat requirements
- Landlord-provided appliances
Ability to identify and escalate conditions requiring immediate attention, including:
- Water intrusion or leaks
- Mold-like conditions
- Loss of heat or other life-safety issues
Compliance & Documentation
Ability to follow company policies, procedures, and local housing regulations.
Strong documentation skills for:
- Maintenance work orders
- Repairs performed
- Vendor coordination and follow-ups
Understanding of the importance of timely responses to maintenance requests to avoid code violations and ensure resident safety.
Physical & Environmental Requirements
- Ability to lift, carry, push, or pull up to 50 pounds.
- Ability to stand, kneel, climb ladders, and work in confined spaces.
- Ability to work indoors and outdoors in varying weather conditions.
Availability & Scheduling
Ability to participate in an on-call rotation for after-hours maintenance emergencies.
Flexibility to respond promptly to urgent issues, including:
- Loss of heat
- Water leaks or flooding
- Electrical hazards
Professional & Interpersonal Skills
- Proficiency in written and verbal English is required.
- Strong customer service skills when interacting with residents.
- Ability to communicate clearly and professionally with residents, vendors, and property management.
- Ability to work independently, prioritize tasks, and manage time effectively.
- Strong attention to detail and problem-solving skills.
Licenses & Certifications (Preferred, Not Required)
- EPA Section 608 Certification (for HVAC-related work).
- Valid driver’s license, if required for the property.
